A fast-growing suburban community on the outskirts of San Antonio
A growing community on the fringes of western San Antonio, the Texas Research Park neighborhood comprises multiple newly built subdivisions that blend community with convenience in a suburban feel. The neighborhood once housed the Texas Research Park Foundation, an economic development agency, and now consists of neatly arranged New Traditional homes built up in the last 10 years — and it continues to grow. “The neighborhood and this whole area are expanding and becoming a more desirable area,” says Realtor Jonathan Butler of KW Commercial. “New construction has taken over the entire area, we’re expecting more construction to expand the highway and a ton of new restaurants and fast-food chains are popping up. We’re estimated to see another 5,000 homes along the corridor alone.” As construction forges on, the residential streets remain quiet and continue to foster a family-friendly suburban atmosphere close to schools and shopping. Additionally, Texas Research Park has a low Cap Index Crime Score, with a 2 out of 10 compared to the national score of 4.

New Traditional homes and new construction spurs growth
Wide streets are lined with New Traditional-style houses in various neutral shades, framed by short driveways and sidewalks. Most homes feature contemporary stylings, with stone or vinyl siding, prominent arched doorways and keystone accents. Single-family home sizes can range from three bedrooms to five bedrooms, and many feature one- or two-car garages. Price tags typically start at around $245,000 and reach up to $550,000. While not all homes in HOA subdivisions, properties that are may have additional annual HOA fees of up to $500.

Expansions to Interstate 90 to aid traffic flow
Texas Research Park is located right off Texas Research Parkway, which links to Interstate 90, connecting residents to the heart of San Antonio about 23 miles east. While construction continues amidst the surrounding area, Butler urges potential homebuyers not to be deterred by the traffic. “Traffic is bad right now, but have patience, because the traffic will get better when the roads are expanded,” he says. The Texas Department of Transportation has implemented plans for multiple projects along Interstate 90 and Loop 1604, including expansions aiming to enhance traffic flow.
Strong academics within Northside ISD
Students in Texas Research Park may attend schools within the Medina Valley Independent School District or the Northside Independent School District of San Antonio, which earns a B-plus from Niche. Within the Northside ISD, kids may start their academic journey at Langley Elementary School before advancing to Bernal Middle School right next door. Both schools get a B-plus score. Home of the Hawks, Harlan High School serves high schoolers and offers a robust list of high-performing athletic teams and extracurricular programs. The A-minus-rated high school also offers Career and Technical Education that focuses on work-based learning and provides opportunities for industry-based certifications. Course pathways include culinary arts, graphic design, programming and software development, and engineering foundations.

Local parks, golf courses and expansive Castroville Regional Park nearby
The subdivision of Hunters Ranch has recreational spaces and the Hunters Ranch Park, which features a playground, along with pickleball courts and a basketball court. Just north of the neighborhood, Potranco Road houses a slew of stores, casual fast-food chains and other conveniences, mainly an H-E-B grocery store. Pit stops for food and coffee include Whataburger, Taco Bell, Dutch Bros Coffee and Starbucks. Further east, Potranco Ranch Retail Center holds establishments like El Buen Paladar, a Salvadorian outpost, and coffee shop The Human Bean. Locals can also enjoy burgers and brews at The Rusty Nail, a neighborhood staple.
