Set along the northern edge of San Bernardino, Delman is an established neighborhood that blends a convenient location with a suburban lifestyle. Proximity to major highways makes it easy to travel across the Inland Empire and into Los Angeles, but there’s plenty to do closer to home. There are a handful of popular restaurants in the neighborhood, as well as a sprawling park and an elementary school with a well-known arts program.
Ranch-style homes with stucco exteriors date back to the mid-20th century. Properties are close together, with a median lot size of about 7,500 square feet. Prices generally range from the low $400,000s to the mid-$500,000s. “It’s a really affordable spot for first-time buyers,” says Realtor Maria Murray with McDermott Realty Group, who has over 20 years of experience. The median single-family home price is in the low $500,000s and is on par with nearby communities like Shirrells. Nearly half of the residents rent.
Delman is part of the San Bernardino City Unified School District, which receives a B-minus from Niche. Manuel A. Salinas Creative Arts Elementary School is located in the neighborhood and is home to the district’s Creative & Performing Arts program. There is a special focus on visual and performance arts, including dance and theatre.
Delman is at the intersection of Interstate 215 and State Route 210, which lets you easily get across Southern California. “Delman is at the cusp of the entrance to the mountains and resort communities and a straight shot to LA, Palm Springs and the High Desert,” says Jeff Kraus, public information officer for the City of San Bernardino. You can reach downtown San Bernardino in less than 5 miles (10 minutes) and Downtown LA in about 60 miles (90 minutes). Omnitrans buses stop in the neighborhood.

Delmann Heights Park is at the heart of the neighborhood’s recreation, with amenities like an Olympic-sized swimming pool, athletic fields and a playground. It is also home to the Delmann Heights Community Center, which has a game room and a full calendar of classes and community events. Nearby, golfers can play on the public course at Shandin Hills Golf Club. Within a few minutes, you can be exploring one of the hundreds of miles of trails at the San Bernardino National Forest. “San Bernardino is an hour from the mountains, beach, desert and skiing,” Kraus says. “But many find that once they’re here, there’s a lot to do.”
