Hillside retreat minutes from the San Bernardino Mountains
Tucked against the hills of Northern San Bernardino, Shandin Hills is a cozy community with mountain views and easy highway access 4 miles from downtown. This Inland Empire neighborhood grew from a citriculture area to a series of planned communities and housing developments in the 1950s. Winding oak-lined streets meet a grid pattern in the southeast corner, making the community’s transition from a rustic hilly area to an urban one clear. The community is a short drive from the nearby San Bernardino Mountains and the San Bernardino National Forest, making it a popular choice with outdoor enthusiasts. “It’s a good area. There’s a golf course people use a lot, and there’s easy freeway access. The university is right there, and that’s definitely a plus,” says Gary Zendejas, an associate broker at LTP Realty with 30 years of real estate experience.

Established community with a wide variety of housing options
Midcentury homes, ranch-style dwellings and Spanish-inspired architecture are common here. These designs were used by developers to keep the extreme desert temperatures outside instead of in. The neighborhood is primarily made up of single-family homes, but there are also apartment complexes and assisted living facilities. “It’s close to more affluent areas, so people wanting something more affordable come here,” says Zendejas. “Housing is stable, but the interest rate is keeping prices high. This isn’t a place where there are bidding wars, though. It’s a little slow at the moment.” Lot sizes vary here depending on when the house was built, but Spanish-inspired homes often have smaller yards than midcentury or ranch-style designs. Midcentury designs range from $315,000 to $530,000, while ranch-style houses start around $410,000 and continue to more than $800,000. Spanish-inspired homes range from $475,000 to $800,000, although outliers can cost as much as $1.5 million.

Earthquakes, wildfires and varying air quality
The area lies next to the San Andreas and San Jacinto fault lines, meaning earthquakes of varying magnitudes are inevitable. Southern California also has a high chance of wildfires, especially during the fall, or Fire Season, as it’s known here. “It’s near the mountains, so fire insurance can be more expensive. It’s a little windy,” says Zendejas. The valley is prone to flash flooding, too. To keep infrastructure running smoothly after a natural disaster, the city is working to build concrete walls to divert flood water, keep flammable debris away from buildings and install backup pumps at water substations. When Shandin Hills has one of many unhealthy air days each year, people are advised to wear masks outdoors and use air purifiers in their homes.
