Older, modest homes here are spread across flat, grid-style streets; most are 1930s and 40's ranch-style homes with stone or stucco exteriors. Lawns are mostly unmanicured, dotted with cacti, and bordered by chain-link or wrought-iron fences. Floor plans range between 900 and 1,500 square feet. "Most homes here are move-in ready starter homes, which is a big plus considering their age," says Juan Torres, San Bernardino resident and Broker Associate with Century 21 King. "You don't have to do much to them." Smaller, two-bedroom homes cost between $275,000 and $350,000 depending on size, age and maintenance; larger, three- and four-bedroom homes cost between $420,000 and $450,000. A few 1940s and '50s multi-family duplexes and triplexes can be found throughout the community, featuring anywhere between two to eight units in one building. Local kids can start school at Lankershim Elementary, which earns a C-plus from Niche, then continue to the B-minus rated Serrano Middle. Palm Field Park, set 2 miles southwest, is a pocket park dotted with tall palms, home to a large baseball field and a community garden. The second largest park in the city, Seccombe Lake Recreation Area, is 3 miles southeast of Warm Springs. Set to undergo a revamp by the end of 2024, the lakeside park is ringed by a half-mile walking trail where residents can relax in the shaded picnic areas. The neighborhood's northern border, Baseline Street, is lined with eateries and food markets. Dining options include Lotus, a fast-casual Vietnamese restaurant, and the sit-down Miyagi Sushi, which serves specialty rolls, bento boxes and sake. Stater Bros. Markets and Cardenas Markets are the largest grocery stores, and smaller options include Viet Hung Seafood Market and La Noria Market. The Waterman Discount Mall, set about 2 miles west, is a local flea market where folks can browse up to 75 vendors, who sell everything from essential oils to gold jewelry; the bargain shopping center is open every day but Tuesday.Commuters can travel via 210 or 215
The northwestern Del Rosa Drive leads about 2 miles north to Route 210, and the 210 leads about 60 miles west to Los Angeles. Baseline Street leads about 3 miles west to Interstate 215, and the 215 leads about 50 miles southwest to Orange County. Most residents here rely on their cars to get around, but the Omnitrans San Bernardino Green Line (sbX) bus makes a stop along the south end of the neighborhood on Del Rosa and 9th Street. The closest hospital is the Dignity Health St. Bernardine Medical Center, set about 2 miles northwest, and San Bernardino International Airport is about 2 miles south.
