Beverly Terrace
Athletic fields, hiking trails and the Top of the World
Highlands Park is a sports complex with baseball, soccer, tennis and pickleball spaces. Children can enjoy the play equipment and trails run through the park. Big Canyon Park covers 16 rustic acres near the neighborhood’s southern border. It has a walking trail that provides scenic views from the top of a hill, although all of the park’s trails offer different experiences as they cut through woodlands and scrub brush. North Crestview Park rests on a hillside and has panoramic views of the surrounding area. The space is filled with natural beauty and trails. It’s popular with birdwatchers and photographers, particularly because the park is less than one-half mile from the famous Top of the World scenic overlook.Shopping and dining in a revitalized downtown
Beverly Terrace is a residential neighborhood, so people pop 2 miles over to downtown San Carlos for diverse shopping and dining options. Doppio Zero has award-winning Neapolitan pizzas, while Pylos serves Greek cuisine just next door. CreoLa is a New Orleans-inspired bistro making Louisiana favorites like andouille sausage, jambalaya and po-boys. Family-owned Bianchini’s Market provides produce, pantry items and a popular deli section. San Carlos Marketplace has large retailers like TJ Maxx, HomeGoods and Best Buy.A variety of housing styles perched atop the San Carlos hills
Winding uphill roads are one of the primary features of Beverly Terrace. As people drive into the San Carlos hills, single-family homes, condos and townhouses appear on the horizon. Most were built in the 1950s and ‘60s, but there are also historic homes and contemporary mini-mansions. The neighborhood’s architectural designs range from ranch-style residences to split-levels to modern farmhouses. Many sit on large lots and, thanks to the hill’s elevation, have panoramic views of the Bay Area. Homes sell for a median price of $2.15 million after around 23 days. Midcentury condominiums, ranch-style homes and contemporary mansions line the sloping streets. Condos range from $875,000 to $1.5 million. Townhomes cost between $1.3 million and $2.2 million. Single-family houses on lots up to 0.35 acres range from $1- to $2 million, while those with larger lots are priced between $3.5- and $4.5 million.Hands-on learning through play, clubs and specialized classes
Children in Beverly Terrace can attend Heather Elementary School, Mariposa Upper Elementary School and Tierra Linda Middle School. All three earned an A ranking from Niche. Heather Elementary teaches transitional kindergarten through third-grade students using the PlayPod, an innovative and entertaining way to learn problem-solving skills. Mariposa Upper Elementary works to increase fourth and fifth graders’ critical thinking skills with hands-on learning. Tierra Linda Middle School has nearly a dozen clubs and activities, including an art club, a speech and debate team and a robotics club. A-plus Carlmont High School operates a biotechnology institute where students take three years of science-themed English and social studies courses.Winding streets, public transit and the Junipero Serra Freeway
While residents can access dozens of trails, walking around the residential areas is harder because newer subdivisions have trails and older developments typically don’t. Most people here use personal vehicles to move about, although the neighborhood has several SamTram bus routes passing through. Bike lanes line Alameda de las Pulgas and San Carlos Avenue, making getting downtown more accessible. Interstate 280, also called the Junipero Serra Freeway, borders Beverly Terrace’s western edge, leading 26 miles to San Francisco or 30 miles to San Jose. Those living along the freeway can hear traffic noises during heavy travel times. The San Carlos CalTrain station is 2.5 miles east, while Dignity Health Sequoia Hospital is 2.5 miles south. Plus, the San Francisco International Airport is 17 miles north.Low crime scores and varying air quality
Beverly Terrance’s CAP Index Crime Score is 2 out of 10, half the national average. The neighborhood experiences 15 or more days of unhealthy air each year. During these times, people are advised to wear masks while outdoors and use air purifiers at home.
