Residential streets next to a golf course in the Coast District
The Coast District provides scenic overlooks — the Pacific Ocean to the west and the foothills of the Santa Ana Mountains to the east. “The area has plenty of ‘view’ homes. It's a well-established neighborhood,” says broker associate Richelle Redivo, who works with First Team Real Estate and has about two decades of experience in the area. The neighborhood's wide variety of housing allows everyone, from families to 55-plus residents, to enjoy the coastal San Clemente lifestyle. Both manufactured homes and multimillion-dollar houses are adjacent to a golf club, while the beach and an outlet mall are only a couple miles away.

On the west side of the Coast District, Shorecliffs Golf Club has a public 18-hole course with ocean views and a clubhouse renovated in 2024. San Gorgonio Park, just south of the community, offers a playground, ballfields and more sports facilities. “They do a lot of soccer practice there, and it has basketball courts. There are beautiful views from that park,” Redivo says. About a mile south, Poche Beach is a more secluded option to enjoy the ocean, more accessible by biking or walking, since it doesn’t have a public parking lot. On this sandy stretch, Shorecliffs Beach Club is a private club, with amenities like pickleball courts, tennis courts and members-only events.
The beach is just a short drive under the 5 Freeway and a quick walk under railroad tracks from the Coast District neighborhood.

1980s Craftsman homes and manufactured homes in the Coast District
Located on the west side of San Clemente, the Coast District is composed of winding subdivisions with cul-de-sacs. The northern part of the neighborhood has many manufactured homes, with compact lots often styled with gravel garden beds and succulents. The southern side offers single-family homes, many built in the 1980s, with Craftsman, Mediterranean and Victorian styles. They tend to have driveways, attached garages and yards with more room for landscaping, from sculpted boxwood shrubs to towering palm trees. “In the Coast District, there are homes with three-car garages and homes with carports, plenty variety for everybody. There’s even a 55-plus neighborhood,” Redivo says. The Shorecliffs Terrace 55-plus community has an HOA with fees around $300 for maintaining the communal recreation center and pool. Manufactured homes range from $550,000 to $1 million, while single-family homes range from $1.8 million to $5 million, the higher end often featuring panoramic ocean views and in-ground pools. The market can be competitive: “With homes that are priced correctly, we’re still seeing multiple offers,” Redivo says.

A-rated schools, from Truman Benedict Elementary to San Clemente High
On Niche, Truman Benedict Elementary School, Bernice Ayer Middle School and San Clemente High School earn A ratings. In 2024, the high school received national recognition for its AVID program, which aims to put first-generation students in college. Higher education options nearby include Soka University of America and the University of California, Irvine.

The Outlets of San Clemente shops and restaurants
A couple of miles south of the neighborhood, the Outlets at San Clemente offer an array of clothing stores, plus restaurants and entertainment. Some of the mall’s most popular shops are familiar brands like Vans and Tommy Hilfiger. The food options include Ruby's Diner, which serves American staples in a retro atmosphere. Asada Cantina + Kitchen has Tex-Mex dishes in a modern setting, with a covered patio. The shopping center even has a movie theater, Metropolitan MetroLux Theatres at San Clemente, which features heated recliners and food served during showings. The closest grocery store is Ralphs in Los Mares Plaza, a strip mall about a mile west of the community. This area also has plenty of other shopping and dining options, like Trader Joe's, Sprouts and tons of national chain restaurants.
A couple of miles south of Coast District, the Outlets at San Clemente offer an array of clothing stores, plus restaurants and entertainment.
For ocean view dining, the Fisherman's Oyster Bar is also a short drive from Coast District.

A 15-mile drive to Irvine and more transportation
Coast District is home to commuters who travel throughout Orange County via Interstate 5. Irvine is about 15 miles away, while Santa Ana is about 30 miles away. Los Angeles is about 60 miles north, and San Diego is about the same distance south. For public transit, there’s the Orange County Transportation Authority bus system and a Metrolink light rail station located about 3 miles from the community. John Wayne Airport is located about 25 miles from the neighborhood.
