In the hills of San Clemente, a city known for its Spanish architecture and surfing culture, Forster Ranch exemplifies the local atmosphere with impressive houses minutes away from the beach. The neighborhood has shopping areas, beaches and panoramic views of the Pacific Ocean. "A lot of these homes have ocean views," says Brad Trager, a neighborhood resident and real estate agent at Surterre Properties Inc. "People want a house with a view close to the beach."

Palm trees and balmy gardens surround the residential roads, which wind through the hilly terrain. Architecture includes New Traditional homes and Spanish Revivals with stucco walls and terracotta roofs. Single-family home prices range from $1 million to $2.9 million, depending on size and proximity to the water. Properties around 4,000 square feet with waterfront views can go for as much as $4 million.
The Reserve is among the area's most desirable subdivisions, with four gated communities and amenities like a swimming pool. "I'm a specialist in the Reserve community," Trager says. "There are a lot of young families here. It's close to freeways, and there's no Mello-Roos tax." The Mello-Roos tax increases property taxes over time and is common in newer communities.

Take the trolley to the pier
The OCTA 1 bus system serves the area with 131 stops throughout the city. The San Clemente Trolley makes trips to the outlet mall, the pier and some of the area's most popular attractions. The neighborhood is about 10 minutes from the city center. Downtown Los Angeles is about 70 miles north on Interstate 5, an easily accessible expressway that traverses the West Coast.
