Properties around 4,000 square feet with waterfront views can go for as much as $4 million.The Reserve is among the area's most desirable subdivisions, with four gated communities and amenities like a swimming pool. "I'm a specialist in the Reserve community," Trager says. "There are a lot of young families here. It's close to freeways, and there's no Mello-Roos tax." The Mello-Roos tax increases property taxes over time and is common in newer communities.

North Beach and Capistrano Beach Park both provide plenty of sand and surfing, less than 5 miles away. One of the area's main attractions is the San Clemente Pier, a boardwalk near popular beaches, shops and restaurants.

Award-winning schools and a national surfing championship
The Capistrano Unified School District serves students in San Clemente. Truman Benedict Elementary School has a platinum PBIS program. Bernice Ayer Middle School boasts designations like California Distinguished School, National School to Watch and Model Professional Learning Community. With an emphasis on college and career preparedness, San Clemente High School also stands out in athletics, with national championships in surfing and cheerleading. All three schools in the neighborhood pipeline earn an A grade from Niche.

Take the trolley to the pier
The OCTA 1 bus system serves the area with 131 stops throughout the city. The San Clemente Trolley makes trips to the outlet mall, the pier and some of the area's most popular attractions. The neighborhood is about 10 minutes from the city center. Downtown Los Angeles is about 70 miles north on Interstate 5, an easily accessible expressway that traverses the West Coast.About 25 miles west, the John Wayne Airport (SNA), in Santa Ana, provides international flights to Canada and Mexico.
Close to an outlet mall and modern pub-style eats
About 3 miles south, the Outlets at San Clemente is a walkable, Spanish-style village with 60 storefronts, including apparel brands and gift shops. This plaza also has restaurants, such as Flights & Irons Urban Kitchen, a vintage pub serving a wide selection of wine, appetizers and American dishes. Asada Cantina + Kitchen is a modern bar that specializes in Mexican cuisine. About 2 miles east, Walmart and Pavilions are two supermarkets located in the Plaza Pacifico shopping center.
