Bounded on one side by the inland hills of San Onofre State Beach Park, the neighborhood offers easy access to a large network of hiking and mountain biking trails, and it’s just a short drive to both Interstate 5 and downtown San Clemente. “It’s quieter, it’s private, there’s a lot of trees and a lot of trails,” says Realtor Lisa Wilhelm of Coldwell Banker, who has lived in the area for 22 years. “And it’s pretty close to downtown. What more could you want?”

Modern housing developments surrounded by chaparral-covered foothills

Rancho San Clemente is made up of modern housing developments built in the 80s, 90s and early 2000s. Spanish-style homes with small but well-manicured yards make up almost all of the inventory here, along with a selection of condos on the north side of the neighborhood. “It’s a nice self-contained community,” says Many homes back up onto shared green spaces maintained by the local HOAs. Condos typically go for $700,000 to $1 million, while single-family homes in the neighborhood generally list for $1.2 to $1.8 million and offer between 1,500 and 2,500 square feet of space.

Next to north San Onofre State Beach

A large part of Rancho San Clemente’s secluded ambiance is due to the inland portion of San Onofre State Beach, a hilly tract of chaparral that’s crisscrossed with hiking and biking trails. It’s a popular spot for locals who want to bike to the beach or just want to get some trail running in. Proximity to San Onofre Beach itself is also a major draw — the beach is one of the premier surf breaks in all of California. Many locals have memberships at the Bella Collina San Clemente, a 27-hole private golf course on the north side of the neighborhood. There are also many beautifully maintained city parks in the neighborhood, including the lovely Rancho San Clemente, which is home to basketball courts and a modern playground.

Shopping at Plaza Pacifica

Shopping and dining in Rancho San Clemente is concentrated in the Plaza Pacifica on the east side of the neighborhood. It’s home to a Pavilions supermarket, a Walmart and a selection of restaurants, including the San Clemente location of popular SoCal sandwich shop Board & Brew. Just across the street, residents can take their pick of local breweries, including Artifex Brewing and ROM Beer Company. Additional retail and restaurants can be found less than three miles down the road in downtown San Clemente.

Interstate 5 is right down the road

Avenida Pico connects Rancho San Clemente to downtown and Interstate 5. The I-5 is the major commuting route in the area, connecting the neighborhood to Camp Pendleton to the south and the rest of Orange County to the north. Locals also hop on the San Clemente Metrolink, which has a station downtown and connects to most major cities in Orange County, along with Downtown Los Angeles.
