The neighborhood has high walkability to the Pacific Ocean, with the 2.3-mile San Clemente Beach Trail that runs along the shoreline. “That zone is the nicest because they have a beach trail and easy beach access all over the place. The only thing between you and the beach are railroad tracks, which they made crossings for,” Wach says. On this paved pathway, locals can bike, walk their dogs and access San Clemente State Beach. “It's just laid-back and surfy, with an old neighborhood Montecito feel with no giant commercial accommodations. There are no big hotels or anything like that,” Wach says. The beach is known for its dramatic bluffs and surfing. It's within walking distance to the San Clemente Pier, with 360-degree views of the water. Set along the San Diego Freeway, Southwest San Clemente is mostly residential — winding streets lined with single-family homes and tall palm trees. The front lawns have enough space for garden beds, often bursting with tropical plant life, from elephant ears to agave plants. Many backyards have patios, decks or pools. The homes come in a mix of architectural styles, including Craftsman, Mediterranean and contemporary. These range from $2 million to $6 million. Much larger mansions and estates can range from $10 million to $20 million. Condos go for around $1.2 to $2 million. Many condo buildings and more expensive homes have ocean views. Those interested in Southwest San Clemente should watch the market carefully. “I would say there’s low inventory; people like living there, so very few houses come up for sale. Retail options include San Clemente Surfboard Rentals and Beach City Florist. The closest major airport is the John Wayne Airport in Santa Ana, located about 25 miles away.
