Southwest San Clemente is a quiet neighborhood next to San Clemente State Beach

Southwest San Clemente is a beachy enclave in an ideal spot. The Pacific Ocean is within walking distance, which means long days by the water, and the border of San Diego County is just south, which means easy access to Camp Pendleton and North County cities. San Clemente as a whole is known for its laid-back feel, but this area in particular is a quiet oasis for its residents. “The zoning is single-family there, mostly owner-occupied homes, so it’s residential down to the beach," says Realtor Christian Wach, who works with Talavera Real Estate and has over two decades of experience in the area. "It’s not a commercially developed area, so it’s got a nice neighborhood feel." Free from crowds of tourists, eclectic homes are minutes from a stunning beach with a bluff. The beach offers endless surfing and swimming, especially with about 300 days of sunshine per year.

San Clemente Beach Trail and San Clemente State Beach

The neighborhood has high walkability to the Pacific Ocean, with the 2.3-mile San Clemente Beach Trail that runs along the shoreline. “That zone is the nicest because they have a beach trail and easy beach access all over the place. The only thing between you and the beach are railroad tracks, which they made crossings for,” Wach says. On this paved pathway, locals can bike, walk their dogs and access San Clemente State Beach. “It's just laid-back and surfy, with an old neighborhood Montecito feel with no giant commercial accommodations. There are no big hotels or anything like that,” Wach says. The beach is known for its dramatic bluffs and surfing. It's within walking distance to the San Clemente Pier, with 360-degree views of the water. The pier also has the Fisherman's Restaurant & Bar, where patrons can watch sunsets and surfers.

Mediterranean, Craftsman and contemporary homes in Southwest San Clemente

Set along the San Diego Freeway, Southwest San Clemente is mostly residential — winding streets lined with single-family homes and tall palm trees. The front lawns have enough space for garden beds, often bursting with tropical plant life, from elephant ears to agave plants. Many backyards have patios, decks or pools. The homes come in a mix of architectural styles, including Craftsman, Mediterranean and contemporary. These range from $2 million to $6 million. Much larger mansions and estates can range from $10 million to $20 million. Condos go for around $1.2 to $2 million. Many condo buildings and more expensive homes have ocean views. Those interested in Southwest San Clemente should watch the market carefully. “I would say there’s low inventory; people like living there, so very few houses come up for sale. Long-term residents haven't moved away for a reason,” Wach says.

Highly rated schools, from Concordia Elementary to San Clemente High

Concordia Elementary School, Shorecliffs Middle School and San Clemente High School have A ratings on Niche. In 2024, the high school received national recognition for its AVID program, which helps first-generation students go to college. On the north side of the neighborhood, South El Camino Real is a thoroughfare with many locally owned restaurant options. Zebra House Coffee & Eatery serves specialty drinks and breakfast food in a laid-back setting. A neighborhood mainstay, Biggie's Burgers serves fast-food classics, while Sancho's Tacos offers Mexican food and ocean views. Retail options include San Clemente Surfboard Rentals and Beach City Florist. For groceries, the El Camino Plaza Shopping Center has a Ralphs supermarket.

A 30-mile drive to Irvine and more transportation

Via Interstate 5, Irvine is about 30 miles away, while the drive to Anaheim is about 40 miles. San Diego is about 60 miles away, and Los Angeles is about 65 miles away. Oceanside and Camp Pendleton South are both about 20 miles south. The community is served by a Metrolink light rail station and the Orange County Transportation Authority bus system. The closest major airport is the John Wayne Airport in Santa Ana, located about 25 miles away.
