Minutes from mountains and beaches
Living just minutes from Pacific Coast beaches and within easy commuting distance of San Diego, residents of Carmel Mountain can take in views of Black Mountain and Penasquitos Canyon from the miniature oases of their palm tree-shaded lawns. The neighborhood has experienced a fairly recent growth boom thanks to its highly-rated schools and the increase in housing developments. “It’s a family-oriented community with a relaxed, neighborly feel and just kids and families everywhere. A lot of families move here for the Poway School District,” says Glenn Duffy, who has lived in the area for 20 years and served the community through his business, Duff’s Dogz, for 11 years.

Million dollar Spanish revival homes
Carmel Mountain offers mostly two-story, stucco, Spanish-inspired homes. There are options in gated communities as well, complete with pools and clubhouses. “There’s a mix of older and newer homes. And I’d say with all the apartments and condos, it’s probably 50/50 with renters and buyers around here,” Duffy says. “I don’t think you can find anything in this neighborhood for under $700,000. Most homes are around a million. It’s pretty expensive because you’re paying for the location.” Homes can be anywhere from 1,000 to 3,300 square feet and rest on lots between 4,500 square feet and 5 acres. There are about 3,100 total homes in the neighborhood and the average number of days on the market for Carmel Mountain is about half the national average.

From pocket parks to mountain trails
Along with a collection of smaller options like Sorbonne Pocket Park and Highland Ranch Park, Carmel Mountain is also home to the sprawling Carmel Mountain Ranch Open Space, which stretches for over 100 acres and includes everything from 8 acres of public parks to 5 miles of trails. “There are so many parks and trails and outdoor things around here, from hiking to fitness centers to pools. There’s gotta be a dozen parks within walking distance,” Duffy says. “It’s nice being so close to the beach too. You can get on the 56 and it’s a straight shot to the ocean, I’d say about 10 minutes away.”

Great neighborhood for young families. Commute to LA Jolla for work is very convenient. Homes had smaller backyard and we moved out for a larger place.
