Friendly, easy-access San Diego community in south Central Heights
At home in Fairmount Park, one of over a dozen neighborhoods comprising City Heights, neighbors can walk or bike to the elementary school, a casual market or a laid-back pizza place. On the edges of its mostly single-family layout are condos, townhouses and one apartment community next to a small industrial park. There’s only one central throughway, Home Avenue, so streets are quieter than in adjacent neighborhoods.
Megan Beauvais, Realtor with Compass, says, “Fairmount Park is a very desirable pocket within the general City Heights region, and part of that desirability is because it sits right in the middle of three freeways, so there’s not a lot of in-and-out traffic from throughways.” It’s also noticeably neighborly. Judy Flores-Luna, Fairmount Park resident and President of the local Encanto Little League for 20 years, says, “Whenever anyone’s in need, you know we’ll all be standing there. We always help and check up on each other. We take each other cookies on the holidays, and our kids go to Girl Scouts together. Raising my kids here, I also got to be friends with the school staff, and we’d have regular get-togethers. It’s like a close-knit family here; we all hang out and socialize.”

Renovated single-family homes, newer condos and townhouses
Homes are primarily midcentury single-family, built mainly between the 1950s and 1980s, with a few condos and townhouses built in the 1980s at the edges. Condos in the gated Latitude community have an HOA and ask between $370,000 and $500,000. Townhouses in Bay Ridge also have an HOA and range from $900,000 to $950,000. Single-family homes have no HOA and are priced between $650,000 and $980,000, depending on size, upgrades and extras such as a guest house. Many are personalized with retro awnings, wrought-iron porch rails, flower boxes or solar roof panels.
Beauvais adds, “I’m seeing a lot of new homeowners moving into Fairmount Park because they offer midcentury cottages that make really nice starter homes or great investments for flippers. Buyers are being more creative because the location is still very central to downtown, the airport and city amenities. There’s potential here to ultimately create a must-have neighborhood.” Gently curving streets are lined with primarily stucco homes in pastel to vibrant hues, some with two-car garages, pools or hilltop views of downtown.

Highly rated San Diego Unified School District
Public schools are within the San Diego Unified School District, given an A grade on Niche. Kids can walk to Rowan Elementary in the heart of the neighborhood, which scores a B-plus. “The teachers at Rowan are extraordinary,” says Flores-Luna. “My son and my grandson both had the same teacher. We’d have dinners with Rowan faculty; they’d come to our birthday parties, and we’d go to theirs. Even though my kids are grown, their teachers still connect with us. That’s how close we all are in this community. My kids thrived at Rowan.” Rowan feeds into Clark Middle, which gets a B-minus, and Herbert Hoover High earns a B. In 2023, Hoover High’s Engineering Academy won a $100,000 award for the school in the Samsung Solve for Tomorrow Contest for their inexpensive alternative to automatic door openers for people with disabilities.

Little League is like family; Azalea and Hollywood parks are nearby
Little League is a big deal in Fairmount Park, and several area leagues play each other. “I’m the Little League president, and my husband umpires. We’re both very active,” says Luna-Flores. “When a neighborhood has Little League, it’s a very community-oriented place. We’re all volunteers; we do it for free because we have a heart for teaching kids from diverse backgrounds values and ethics to help them succeed. As our kids got older, my son played and then coached a team. Our pastor, who comes to give a blessing at the beginning of each season, played Little League, and so did many of the coaches we have now. It’s because we care.” Encanto Little League plays at various city parks, including Encanto Park in a different neighborhood. Azalea Park and Hollywood Park are both within a mile or so north of central Fairmount Park, offering playgrounds, ball fields and trails. The Azalea Recreation Center at Azalea Park has arts and crafts classes and flag football. Within Fairmount Park, the condo and townhouse subdivisions each offer a community pool and small green space.

Dining out is an unfussy affair within the neighborhood. “My kids go to Captain Sam’s that’s inside My Market and pick up food all the time,” says Flores-Luna. Captain Sam’s specializes in fried seafood and chicken dinners or wing platters for parties. Families also dine in or bring home takeout pizza, pasta and subs from the compact Peppoli’s Pizza & Philly Steaks. My Market stocks produce, essentials and spirits and shares a small shopping plaza with a barber and a daycare center. Across the street, the corner 7-Eleven is a popular pit stop for fuel and snacks.

Hop right on Interstates 805 and 15, or Route 94
Many residents drive because the community offers direct access to the north-south Interstate 805 and Route 15, and Route 94 for east-west travel. “It’s very central. I hop right on and off any of the three freeways to get anywhere I need to go,” says Flores-Luna. “I take the 94 to shop at Smart & Final or to get downtown in 5 minutes. I take the 15 north to work and Costco or to connect to the 5. The 805 heads to Fashion Valley Mall. And my husband works at the Naval Base in San Diego, so he takes the 15 straight to 32nd Street.” For public transit from within the neighborhood, the San Diego Metropolitan Transit System offers the 965 Line, known as the City Heights Circulator, which picks up in central Fairmount Park for transit around City Heights. Taking the bus into downtown or to the Naval Base requires transfers at transit plazas and stations. Heading west on 94, the San Diego International Airport is an approximately 6-mile drive.

Federal Boulevard parcel plans
A parcel of land to the far south of the community on Federal Boulevard contains a decommissioned San Diego Police Department firing range. In 2022, the city of San Diego prepared plans for a two-phase cleanup and refurbishment, with a projected 2026 completion. Ultimately, the project will restore a portion of Chollas Creek's bank, improve water quality in the creek and create a green space and walking path on the north bank.

Neighborhood yard sale and Azalea Recreation Center carnival
Every April, Fairmount Park hosts an annual Whole Neighborhood Yard Sale that brings neighbors outside together to sell and stroll for bargains. Nearby, Azalea Recreation Center hosts an egg hunt, cookie walk and costume contest during the Halloween Carnival each October.
