Small mixed-used community near UCSB and urban amenities
Just south of University City and 12 miles from Downtown San Diego, La Jolla Village may share a similar name to the Village of La Jolla, but this mixed-used neighborhood offers a much more relaxed atmosphere with plenty of shopping and dining options close to home. “It's a quiet little pocket area near everything and right next to beach,” says Michelle Sellis, a Realtor with Compass California, who worked in the area for nearly 20 years until 2017. La Jolla Village’s proximity to the University of California San Diego and ample supply of condos and townhouses attracts many graduate students, but its convenience to Interstate 5 and the expansion of the Blue Line Trolley in 2021 have made it a new destination for experienced professionals and families with children. “La Jolla Village is really all about a lifestyle of conveniences,” says Allen Jackel, a San Diego native and Founder of Neptune Partners. “The trolley’s been expanding in recent years, and now you can take it from La Jolla Village to your downtown employment or to go see a Padres game at Petco Park.”

Quiet condo and townhouse communities
Along La Jolla Village’s broad, tree-lined streets, small condominium and townhouse communities sit behind privacy walls and dense greenery. “What I always like to tell people is that these are such good investments because you can walk to the university, and the beach isn’t even 3 miles away,” Selis says. Condominium communities like Tuscan Village and Villa La Jolla feature bright stucco exteriors and upper balconies, while others like La Jolla Gardens have colorful vinyl exteriors, enclosed patios and attached garages; prices for condos range from $530,000 for one-bed, one-bath units with around $200 in monthly fees to $1.2 million for two-bed, three-bath units with around $400 in monthly fees. The Village Mallorca development is filled with Spanish Revival townhouses that are enshrouded with mature palm trees and manicured shrubs, while those in the Southpointe community feature bright stucco exteriors, earthtone accents and shared backyard spaces. Prices start at $750,000 for one-bed, one-bath townhouses with additional sunrooms and go up to $1.3 million for three-bed, three-bath townhouses with attached garages.

Major La Jolla sjopping centers a walk away
In the northern end of the neighborhood, La Jolla Village Square and the Shops at La Jolla Village are popular among both locals and visitors. “People from all over the county come to shop here; even after I stopped working in the area fulltime, I still go to the Shops at La Jolla Village for groceries because I like the Whole Foods there,” Selis says. Neighboring the Whole Foods Market are a Sephora makeup boutique and CVS Pharmacy; on the other side of the Shops of La Jolla Village, the orange cabanas of Snooze invite diners to a relaxing breakfast, and BJ’s Restaurant and Brewhouse serves pub grub and draft beer late into the night. At La Jolla Village Square across the street, big box stores Marshalls, World Market and Ross sit side by side, and movie-goers can catch the latest releases at the AMC La Jolla 12 here. “These two shopping centers really have everything a person could need, and the best part is that it’s all within walking distance,” Selis says.

UCSB Farmers Market
Since 2004, the weekly UCSB Farmers Market has invited La Jolla Villagers to an afternoon of fun. A green field, friendship garden and canyon trail
At the 6-acre Villa La Jolla Park, paved paths wind beneath eucalyptus trees, and dog owners let their pups play around in the open field. In the greenspace’s eastern half, a jungle gym and swing set stand next to a friendship garden, where local kids leave flat stones painted with kind messages. “It’s the kind of place parents love to bring their little ones after school,” Selis says. “I always see cyclists riding up Gilman Road to the Rose Canyon Trail, too, which is has trees and all sorts of nature.” Nearly 6 miles of dirt paths and wooden bridges line and cross the Rose Creek here, and the low-hanging branches of oak trees create a natural canopy.

Interstate 5 and Blue Line Trolley convenience
Interstate 5 forms La Jolla Village’s eastern border, connecting commuters to Downtown San Diego and the San Diego International Airport, both 12 miles south. “There’ve been times it’s taken me 12 minutes to reach the airport from here,” Selis says. “Best thing is, you don’t hear the interstate even though it’s so close.” Nobel Road leads to the Village of La Jolla 2 miles west, and with the bike lanes and sidewalks lining this road and Gilman Drive, La Jolla Villagers find it easy getting around without a car. “You’ll always see people out walking with shopping bags; the area is just so walkable,” Selis says. Residents also have access to MTS buses and the Blue Line Trolley; the latter takes around 6 minutes to reach Scripps Memorial Hospital La Jolla to the north and 30 minutes to reach Downtown San Diego to the south.
