Redwood Village has condos and homes near San Diego State University
Like most neighborhoods in Mid-City San Diego, Redwood Village was built within a convenient distance of San Diego State University. The school is a source of education and employment for many residents, and it's less than 3 miles away on College Avenue. "If you're a student or work at San Diego State, it's ideal. You can head right up the road to campus," says Michael Montijo with OnQU Real Estate, a lifelong San Diegan. While it's not as old as the school itself, Redwood Village is one of San Diego's earliest suburbs, which can be seen in its 1950s ranch-style homes. Since then, the addition of condos and townhouses has catered to the college area's ever-growing student and faculty population.

Early suburban ranch-style homes and condo communities
Redwood Village has evolved to offer different living spaces for different lifestyles. "This isn't an expensive or inexpensive area. It depends on what you're looking at," Montijo says. "You can find a small home or condo that's a great deal in San Diego or pay a bit more for something more spacious." The neighborhood's suburban streets haven't changed much since their development — 1950s ranch-style homes still line the streets. Some are standard tract homes; others show subtle differences, such as Spanish-inspired tile roofs. However, all have front driveways and midsize backyards. These can range in price from just under $700,000 to $850,000. There are mostly condos on the neighborhood's north side near University Avenue. Two-to-three-bedroom units typically cost between $400,000 and $650,000. Some communities, like College Park, are gated.

Law Academy at Crawford High School
Redwood Village is in the San Diego Unified School District, which receives an A grade from Niche. Kids begin school at Carver Elementary, which is graded a B. They move on to Mann Middle School, which gets a B-minus. Students finish at Will C. Crawford High, Crawford High for short, which earns a B. Crawford offers multiple career-focused programs, including a Law Academy. Participating students prepare for law and justice careers by completing mock trials, special AP coursework and visits with law enforcement, courts and law firms in the city.
Crawford High School is located in the College East neighborhood of San Diego.
Carver Elementary is nestled on a scenic hillside adjacent to Chollas Lake Park.

Dirt trails and Little League fields within a mile of most homes
Chollas Lake Park is a large recreation area south of Redwood Village. Residents can walk or bike to the park's dirt trails, including a 1-mile loop around a 16-acre lake. Next to the natural area, there's an amphitheater, a playground and Little League Fields. Colina Del Sol is another recreation option, less than a mile away on 54th Street. It has baseball fields, basketball and tennis courts. The Colina Park Golf Course takes up the other half of the park. It's an 18-hole municipal course open to anyone.
Chollas Lake pathways allow for great views and walking around the lake.
North Chollas Community Park offers Redwood Village residents extensive green space close to home.

Groceries and restaurants at University Square
University Square is the neighborhood shopping center on University Avenue. It has a Food 4 Less for groceries, a Marshall's and a few small stores. There are also casual eateries like Taqueria al Gusto and Lee's Sandwiches, which specializes in Vietnamese banh mi. Northgate Market is a popular Mexican grocer in the neighborhood's west end. This Southern California chain sells authentic ingredients and prepared dishes. Less than a mile south of many homes on College Avenue, the Marketplace at The Grove has a Target, Walmart and Sam's Club.
Lee's Sandwich shop offers a casual lunch destination in the heart of Redwood Village.
Food 4 Less operates a location in University Square Shopping Center.

Less than 3 miles to San Diego State University
Redwood Village is technically in San Diego's "College Area," with San Diego State University less than 3 miles up College Avenue or 54th Street. The school has a student body of almost 40,000, and it's a workplace for nearly 7,000 faculty and staff, making it one of the area's most prominent employers. The university's East Campus Medical Center is also the closest hospital. Many residents also commute to downtown San Diego, 7 miles west, by taking 54th Street and state Route 94. Multinational companies, the Port of San Diego and San Diego Naval Base are all located downtown. San Diego International Airport is also downtown, less than 10 miles west.
