Panoramic views in coveted Point Loma

Within arm’s reach of San Diego’s harbor, beloved beaches and premier dining sits Roseville-Fleetridge. These Point Loma neighborhoods – which the City of San Diego combined for municipal purposes – are named for their two planners: Louis Rose, who developed the steep hills closest to Liberty Station in the late 19th century; and David Fleet, who laid out the upper neighborhood’s winding residential streets in the 1950s. “Fleet’s idea when he developed Fleetridge was to make sure no one’s view was obstructed, which is why the majority of homes in Fleetridge are single story,” says Ghio Panissidi, who grew up in the neighborhood and is now a Realtor with Coldwell Banker. Accordingly, many homes here have sweeping views of downtown San Diego.

Hillside homes at a high price point

Investment properties start at $1 million, but prices quickly jump up to $1.6 million for updated bungalows in Mediterranean and Midcentury Modern styles. Most three- and four-bedroom builds fall between $2 million and $3 million, with five-bedroom homes often climbing higher. Many homes are from the 40s and 50s, and some historically designated homes date back to the turn of the 20th century. Buyers can find condos and townhomes closer to the water starting at $775,000 for a two-bedroom unit.

Scenic Point Loma Park and waterfront recreation

Point Loma Park has hilltop views, baseball fields, tennis courts and walking paths. Since 2001, the park has hosted a popular summer concert series, where locals of all ages set up camp chairs and picnic blankets to soak in the music and scenic atmosphere. Locals can also head to the marina to watch fishing boats or stroll along Shelter Island. Many residents keep boats docked along the harbor. Surfing, cave exploring and oceanfront picnics are nearby at Sunset Cliffs, considered one of the most beautiful places in San Diego to recreate or relax.

Highly rated San Diego Unified schools

Students can start at Cabrillo Elementary within the neighborhood, which has a B from Niche. Middle schoolers attend Dana Middle, then Correia Middle, both A-minus-rated schools. Culture and community at Festa do Espirito Santa

Since 1910, the community’s St. Agnes Catholic Church has celebrated Portuguese culture through Festa do Espirito Santa, the longest-running ethnic religious celebration in San Diego. “My kids have been in the procession where all kinds of groups in culturally significant attire come together, and the mayor participates,” Panissidi says. “The procession heads back to S.E.S. Hall for food and festivities, and the parking lot is full of vendors. They close Rosecrans Street, and thousands come to enjoy incredible dancing and music all weekend.”

Rosecrans leads to major freeways

Residents can head down Rosecrans Street to get on Interstate 8 or Interstate 5. The San Diego Metropolitan Transit System operates buses along the major throughway, as well as other neighborhood streets, including Macaulay and Lowell. Buyers should note that Roseville-Fleetridge is beneath the flight path of the San Diego International Airport, though residents tend to have a sense of humor about the background noise. They call plane interruptions the "Point Loma Pause."

A lively marina on the San Diego bay

The marina surrounding America's Cup Harbor has a wealth of waterfront restaurants, bars and boating supply shops. Predictably, seafood here is top notch. Jimmy’s Famous American Tavern is popular with locals and tourists alike, and participates in the Monterey Bay Aquarium’s Seafood Watch program, serving sustainably harvested fish and shellfish. Residents are just as likely to frequent Harbor Town Pub, a down-to-earth neighborhood bar that hosts boozy bingo, karaoke and a full arcade.

The eastern stretch of Roseville borders Liberty Station, a San Diego hub for eclectic dining options, art galleries and open green space with views of downtown. Touring acts stop at Humphrey’s by the Bay, a concert venue on Shelter Island just a mile form many homes.

Grocery shoppers can stock up at Ralph’s or head to the Trader Joe’s and Vons within Liberty Station.

A rich Portuguese history in Tunaville

Fishing has and continues to play a significant role in the culture here. “Roseville is also called Tunaville, because everyone grew up with a large community of Portuguese residents who owned tuna fishing boats,” Panissidi says. “I had friends whose families paid us to watch their boats on weekends.” The neighborhood has Portuguese roots dating back to the 1500s, and the community still maintains cultural ties. Locals can head to the marina for a fresh catch from Tunaville Market and Grocery or join a walking tour put on by the Portuguese Historical Center.
