Sabre Springs
Suburban Neighborhood in San Diego, California
San Diego County 92128, 92131
An abundance of Spanish Revival housing
Lavish landscaping and mature eucalyptus trees line Sabre Springs' well-paved roads and sidewalks. “There’s always people out walking and enjoying the weather,” says Gold. Homes here were built in the 1980s and ‘90s, all in Spanish Revival-style with bright stucco exteriors, red-tile roofs and level, manicured lawns. Prices for single-family homes start at $990,000 for three-bedroom properties with canopied backyard patios and go up to $1.4 million for four-bedroom homes with half-acre lots facing the Sabre Springs Open Space's rolling hills. Subdevelopments like Stony Brook and La Cresta are also home to Spanish Revival-style townhouses and condos. Townhouses here are typically attached to one another and feature personal garages and shared backyards; prices range from $810,000 for two-bedroom townhouses to $1 million for three-bedroom townhouses with their own side yard. Condos start at $450,000 for ground-level one-bedroom units and go up to $880,000 for three-bedroom condos with attached garages.A mountain high enough, a valley low enough
“Sabre Springs has miles and miles of trails sprinkled all over, and they’re a big deal around here,” Gold says. The Van Dam Peak Trail stretches nearly three miles across the Sabre Springs Open Space’s lush hills, and hikers here can enjoy the sweet aroma of California sagebrush and the dark greens of coastal sage scrub. “The Kumeyaay Indians used to live here, so you’ll find wild squash, artichokes and even rosemary, which smells so lovely,” Gold says. From Van Dam Peak — the trail’s highest point — locals can glimpse views of Black Mountain, Twin Peaks and Sabre Spring’s scenic communities. Further south, the nearly 3-mile Cypress Flag Hill Trail climbs up to its namesake hill — designated by an American flag — and down into the tree-canopied Cypress Canyon, where walkers can discover small ponds and ruins of the forgotten Poway stagecoach road. Neighborhood parks are also scattered around Sabre Springs: the Sabre Springs Mini Park and Overlook offer meadow-like retreats amid the community’s homes and business centers, while Sabre Springs Park offers 12 acres’ worth of playgrounds, tennis courts and multipurpose fields.Award-winning Poway Unified schools
“Sabre Springs is in the Poway Unified School District, and everyone from around here knows it’s one of the best districts in the state,” Gold says. Local kids can start their education at Morning Creek Elementary; earning an A from Niche, Morning Creek puts early emphasis on college readiness, and each class adopts a university for young students to aspire to attend. Kids can continue to A-rated Meadowbrook Middle, which offers three 36-station computer labs and a Class A soccer field. The A-plus-rated Mt. Carmel High has won Blue Ribbon and California Distinguished School awards multiple times, and its 11,000-capacity Sundevil Stadium is the state’s largest on-campus football stadium.Summertime movies at Carmel Mountain Ranch
Just north of the neighborhood, the Carmel Mountain Ranch/Sabre Springs Recreation Center hosts events year-round. On summer evenings, the Movies in the Park series invites locals to catch family-friendly films under the stars in the center’s park space. “It’s a great time for the whole family, and even if you have fur babies instead of children, we’re really pet-friendly here,” Gold says.Interstate 15 and MTS transit stations
Interstate 15 runs along Sabre Springs’ western edge, connecting commuters to Downtown San Diego (19 miles away) and the San Diego International Airport (just over 20 miles away). “It can take around 25 minutes to reach Downtown without traffic, and 45 minutes later in the evening, but the movable zipper line and HOV lanes help with the congestion,” Gold says. Hugging the foothills by Van Dam Peak, Sabre Springs Parkway and Poway Road are lined with MTS bus stops and spacious bike lanes. The Sabre Springs Transit Station sits across the street from the Evening Creek Condominiums community, and bus rides from here can take around 30 minutes to reach Downtown. The Palomar Medical Center Poway is the neighborhood’s closest hospital, 5 miles northeast.Local eateries and florist with nearby commercial centers
Set in the neighborhood’s center, Sabre Springs Marketplace is home to a small collection of local eateries and restaurants. The industrial-chic Nutmeg Bakery and Cafe serves pastries and pancakes made with organic, locally sourced ingredients in a setting rich with coffee’s aroma, and next door, Royal Flowers and Events is filled floor to ceiling with colorful flower arrangements for weddings, home decor or a surprise for a loved one. Further up on Sabre Springs Parkway, Crafted Culture’s locally brewed beers, upscale pub grub and scenic outdoor space bring a touch of nightlife to the area. “We launched about a year-and-a-half ago with an American-style fusion menu that changes seasonally,” says Natassia Cunniff, General Manager of Crafted Culture. “We craft everything in-house — from our sauces to our juices, infusions and organic fare.” Vons 2 miles south is the nearest grocery store, but Gold says, “You’re only a couple miles from Carmel Mountain Town Center’s shops and movie theater, and Poway Road takes you right to Poway's shopping and dining spots.”
