Set 36 miles from Downtown San Diego in the city’s northernmost reaches, “San Pasqual is a beautiful, pristine and peaceful valley, with horses, the San Diego Zoo Safari Park, and vineyards,” says Marla Zanelli, an associate broker with Caldwell Banker Realty who has 34 years’ experience in San Diego County. Custom-built homes with large lots, award-winning wineries, and golf courses sit on the San Pasqual Valley’s western hillsides, overlooking the sprawling orange groves and sod farms below. Further into the valley, dirt trails wind over tall ridges and down into steep canyons, and large ranches have open space for horseback riding and team penning. The combination of natural beauty, large and relatively affordable homes, and proximity to the city's happenings are drawing more and more people to San Pasqual, says Zanelli.

Canyon trails, golf courses and horseback riding
Filled with canyons, ravines and open fields, the San Pasqual is an escape into nature. At Clevenger Canyon Open Space Park, experienced hikers can take to over 20 miles of ancient Kumeyaay trails that wind over steep hills covered in red sands and scrub oaks and descend into tree-shaded ravines. Bikers, walkers and horseback riders enjoy the 9-mile San Pasqual Valley Trail, which climbs over the verdant Raptor Ridge and has views of farmlands, vineyards and the hills surrounding the valley. The public, 18-hole Vineyard Golf Course is set along hilly terrain with scattered lakes that challenge beginner and experienced golfers. Popular among locals and tourists, the San Diego Zoo Safari Park takes visitors on safari tours featuring rhinos, elephants and giraffes, and at San Pasqual Valley Ranch, folks take horseback riding and team penning lessons. “I used to do team penning there, and I always loved to ride my horse out onto the open fields and soak in the views,” Zanelli says.

Luxury custom-built homes, private communities and spacious ranches
Set along winding, private roads on the San Pasqual Valley’s western hillsides, custom single-family homes from the 1970s to 2010s feature spacious, secluded lots dotted with palm trees and shrubs. A 1975 custom-built modern home with three bedrooms, a deck overlooking the valley and a quarter-acre lot can cost $960,000, while a 2010s Spanish Revival home with five bedrooms, a pool and a 3-acre lot perched on a hilltop can cost $2.1 million. The gated community Vineyard Estates also sits on San Pasqual’s hillsides by the Orfila Vineyard and Winery and the Vineyard Golf Course. The Spanish Revival homes here were built in the late 1990s, sit on sidewalk-lined streets, and feature manicured lawns shaded by palm trees; a five-bedroom home with a gated backyard and smaller lot can cost $640,000, while a five-bedroom home on a quarter-acre lot with a pool that faces the Vineyard Golf Course can cost $1.6 million.
In the San Pasqual Valley’s flat farmlands, ranch-style homes from the 1970s to 2000s sit on large lots with red dirt and scattered trees and bushes. “Acreage has a big impact on price here,” Zanelli says. Prices start at $609,000 for a two-bedroom on a 5-acre lot and go up to $1.4 million for a four-bedroom on a 10-acre lot.

On weekends, residents and visitors can take limos to Hungry Hawk Winery to listen to live music on the stone patio and gaze upon the valley and surrounding mountains. North County Mall and nearby Downtown Escondido
Besides roadside fruit stands along San Pasqual Valley Road, the North County Mall is the closest shopping center. Touching the neighborhood’s westernmost tip, the North County Mall is home to a J.C. Penney, Target and 124 other retailers, as well as a Cheesecake Factory and a handful of chain restaurants. Many locals also head to Downtown Escondido 7 miles north to fulfill their shopping and dining needs. “It’s only 10 minutes away, and it’s a really neat neighborhood. A lot of people go there for Vintana’s four-star dining experience,” Zanelli says.

Local kids can attend San Pasqual Union Elementary, which earns an A-minus from Niche and teaches Kindergarten through Grade 8. Scenic roads and interstate access
Winding through flat farmlands and vineyard-lined hills, San Pasqual Valley Road is the neighborhood’s main thoroughfare and connects locals to Downtown Escondido, 7 miles away. Interstate 15 sits 5 miles west of San Pasqual and leads to Downtown San Diego, 33 miles away. San Diego International Airport is 34 miles South, and Palomar Medical Center Escondido is 10 miles north.
Wildfire hazards in San Pasqual
According to CAL FIRE, the entire San Pasqual Valley is a Very High-Hazard Severity Zone for wildfires. In 2007, the Guejito and Witch Creek wildfires merged in the San Pasqual Valley and Rio Rancho, burning nearly 200,000 acres of land and causing the largest evacuation in San Diego County's history. Though no homes were destroyed in the San Pasqual neighborhood, over 1,000 were destroyed in the county.
