Located less than five miles southeast of downtown San Diego, Shelltown is one of the oldest neighborhoods in the city. It got its name from the sandy soil it was built upon, and the predominance of shells contained within that soil. Today, it is a culturally diverse community that allows its residents easy access to commercial convenience and the excitement of the city. “There are also a lot of older homes – Craftsman and Victorians – that have been passed down from generation to generation, so the same family has lived there for a long time, but first-time homebuyers are also a huge segment of buyers in that area right now,” says Jamal Johnson, Realtor with Acropolis Enterprise who has been selling homes in the area for 10 years. “With Shelltown being super close to the Navy base, we’re seeing a lot more Navy families move over there these days. And a lot more investors looking for rentals because they’re re-developing the whole bayside area and there is huge potential for long-term growth.”

Sidewalk streets with Traditional-style homes
Shelltown’s gridded residential streets are lined with sidewalks and mature trees. Minimal Traditional-style homes built between the ‘20s and ‘60s dominate the neighborhood, perched close to each other on modest lots. Driveways and back alleyways are prevalent, and there is plenty of space for overflow parking on the street. Home prices in Shelltown range from around $445,000 for 800 square feet to $720,000 for 1,200 square feet. “Inventory is extremely low, and you’ll see some houses fly off the market with five or 10 offers,” says Johnson. Some still sit for three weeks or a month – it’s not across the board like it was two or three years ago. The market is still hot but has cooled off a bit.”

Schools in the San Diego Unified School District
Students in Shelltown attend Balboa Elementary, which earns an overall grade of B-minus from Niche; Knox Middle, which earns a C; and Lincoln High, which earns a B-minus. Lincoln High serves approximately 1,500 students from ninth to 12th grade and is divided into four small learning academies: the Lincoln Center for Social Justice, the Lincoln Center for the Arts, the Lincoln Center for Science and Engineering and the Lincoln Center for Public Safety.

A nearby park where kids can slide, swing or skate
For fresh air and exercise, residents head to nearby Dorothy Petway Park, located off Acacia Court in nearby Southcrest. Kids under 12 will love playing on the large playground, which features slides, swings and plenty of things to climb on. Locals can start a pickup soccer game on the green space or host a get-together for family and friends at the large picnic pavilion. There is a trail that runs through the park down to the skatepark, where visitors can practice skateboard tricks or shoot hoops on the basketball court.

Plenty of shopping plazas and local dining surround Shelltown
Abundant shopping is available in nearby National City, where shoppers can easily spend an entire day browsing familiar retailers like Macy’s, Nordstrom Rack and H&M at Westfield Plaza Bonita. Locals can complete errands along East Plaza Boulevard, where they can pick up a prescription at CVS and grab groceries at Smart & Final Extra! or Seafood City Supermarket. Residents can easily travel by bus, light rail or car
Shelltown residents have access to the Route 929 bus as well as the San Diego Trolley Blue Line, which runs north to south for 26 miles from University City to the Mexico border. Those traveling by car have quick access to the I-5 freeway, conveniently located along the western side of the neighborhood. Residents can head a few miles north to San Diego’s Gaslamp Quarter or south into Chula Vista or Mexico, whose border is less than 30 miles away.
