Longstanding San Diego neighborhood minutes from downtown
Minutes from the bay, San Diego’s Stockton neighborhood offers history, excellent schools and easy access to local amenities. “Stockton is one of the oldest neighborhoods in San Diego,” says Realtor and long-time San Diego resident Russell Walker with Keller Williams Realty. “So it’s a neighborhood that’s always in transition, but there’s a lot of history here too. There’s even one street where you’ll still find the metal rings where folks used to hitch their horses.” Part of Stockton’s current history is the record-breaking flooding the city experienced in January 2024. Residents and businesses are now banding together to help clean and rebuild after the flooding in Stockton and other neighborhoods.

Midcentury homes offer an opportunity to invest in Stockton
This mostly residential area offers older homes in various stages of renewal. “There are a lot of basic simple homes built during World War II here,” Walker says. These simpler midcentury bungalows typically have Spanish-inspired stucco exteriors or Craftsman-style features. There are also condo units built in the late 20th century and contemporary homes built after 2010. These homes are all built on tidy, palm-tree-lined streets, with many homes having fencing surrounding the entire yard. These front yards often feature garden or entertainment spaces, while backyards offer storage and detached garages. Condos cost around $400,000, while single-family homes cost between $600,000 and $1 million.

For grocery essentials, residents can walk to the small community Lew’s Market, residents can drive less than a mile west to the Walmart in Sherman Heights or head east on Market Street for bulk groceries at Costco. For a pick-me-up any time, the colorfully painted Mixed Grounds Coffee in neighboring Grant Hill serves fresh baked goods, acai bowls and a range of coffee and tea beverages.
