A neighborhood’s nod to old Hollywood
Set about 7 miles from the heart of San Diego and 2 miles from San Diego State University, the Mid-City neighborhood of Talmadge occupies a square mile in the foothills of the Cowles Mountain range. Ridges and canyons stretch across its edges, creating unofficial green spaces where chaparral flourishes and native wildlife roams. Along sidewalk-lined streets, residents enjoy a sense of community, often spotting neighbors on dog walks or taking in the views of the surrounding canyons. Fun fact: the neighborhood is named after the famous Talmadge sisters of the silent film era - Norma, Natalie and Constance - whose names are now immortalized as street names, alongside Monroe Avenue and Jean Drive.

Not entirely historic
Established in 1924, the neighborhood offers Spanish Revival and California Bungalow-style homes. Cliff May, pioneer of the California ranch-style house, designed the homes here himself, including his own "rancheria" which still stands in the neighborhood today. Listings range from prewar Monterey ranch-style homes under $800,000 to two-bedroom condos in Spanish-style duplexes for under $500,000. Renovated prewar ranch-style homes with native gardens and large backyards can go for under $1.5 million.According to Mike Tristani, a San Diego-based broker and former Talmadge resident, "Talmadge is quiet, flat, very traditional, and up until recently, it was only single-family homes." He also notes that while a small portion of the neighborhood's western end has been designated as a historic district, this distinction does not apply to the entire neighborhood. This designation is significant, as it determines which homeowners are eligible for a 70% property tax savings.

Talmadge students can attend schools within the San Diego Unified School District, earning an overall A from Niche. They might start off at the A-minus rated Hardy Elementary or the B rated Franklin Elementary. Lewis Middle School earns an A-minus, while the B-rated Hoover High offers one-on-one online learning through their Hoover Innovation Center. When it’s time for graduating seniors to leave the nest, the nearby San Diego State University offers Division 1 athletics programs and comparatively low in-state tuition.

The 7,220-acre Mission Trails Regional Park is 7 miles from Talmadge, offering hiking, biking and climbing throughout mountainous terrain. At Mission Trails, residents can hike to San Diego’s highest peak on Cowle’s Mountain and take in vast views of the city, or visit the historic Old Mission Dam and Flume, a registered landmark that dates back to the early 1800s. The Copley-Price YMCA on El Cajon Boulevard stays relatively busy, filled with folks shooting hoops on the basketball court, swimming laps in the indoor and outdoor pools and kids enjoying the playground. Residents can join in on family fitness and cooking classes to stay active and healthy together. Multilingual Mass at Lady of the Sacred Heart
Our Lady of the Sacred Heart Church takes place in a towering Spanish-Colonial style building on Marlborough Avenue, a spiritual gathering place for the local Catholic community since 1911. Interstate 8 leads to downtown and the airport
The North Park Family Health Center and Kindred Hospital San Diego are on El Cajon Boulevard. Talmadge is roughly half a mile from Interstates 15 and 8 - close enough to get to most places in San Diego County efficiently but just far enough so that residents can't hear the freeway noise. Interstate 8 leads west to Downtown San Diego and San Diego International Airport in about 11 miles. Locals can take a Metropolitan Transit System (MTS) bus from the San Diego State University station into the downtown area.
