Homes here have that classic California style, with Mediterranean-inspired stucco exteriors, terracotta-tiled roofs and arched entryways. Densely built bungalows and estates on winding roads have tidy front yards lined with palm trees and some subdivisions have detached back garages with small sideyards while others have more spacious backyards with pools. Due to the community’s sunny climate, many homes have solar panels to help with energy efficiency. Homes here were built in the mid to late 20th century, and most have remodeled interiors. There are also condo buildings offering 2 to 3 bedrooms that typically cost between $700,000 to $800,000. Single-family homes typically cost between $1 to $1.5 million.

Tierrasanta students attend San Diego Unified School District
There are five public elementary schools, including Tierrasanta Elementary School, which has an overall A grade on Niche. Students then filter into one of two middle schools, including De Portola Middle, which also has an overall A on Niche. Grades nine through 12 attend Canyon Hills High School, formerly known as Serra High School. The school is ranked as one of San Diego’s top ten schools and has an overall B-plus on Niche. The school offers “Core Academy,” a Saturday program where students can get academic support and participate in clubs. The program also helps students clear absences.

This outdoorsy neighborhood has a lot to offer for residents who want to get into nature. The American Youth Soccer Organization hosts league sports in parks near schools and locals play indoor and outdoor basketball and pickleball at the Tierrasanta Recreation Center. At the center’s lighted fields, families gather for little league baseball or host parties at the adjacent Tierrasanta Community Pool.
The neighborhood is situated on the edge of Mission Trails Regional Park, with trailheads on Clairemont Mesa Boulevard and Calle de Vida. The park is a hiker’s dream, with over 8,000 acres of rolling hills, 60 miles of trails and the modest Kumeyaay Lake, which has a campground and boating access.

A supportive community with a thriving commercial center
Tierrasanta Town Center is the hub of the neighborhood’s resources. Along Tierrasanta Boulevard, residents can get groceries at Smart & Final Extra!, pick up prescriptions at Rite Aid, send off packages, get a haircut and so much more. There are also locally loved restaurants here—residents can start their day with a baker’s dozen at Fresh Golden Donuts or grab a pizza at Gaetano’s. Residents can also head up Santo Road to get groceries at the local Von’s. Tierrasanta Village supports residents over the age of 50 with community resources like shuttles to the airport or help with errands, medical equipment loans or getting to book clubs and outings. Community gatherings are important here, according to Mundell. "In May, we have a parade and arts fair where community council members honor local citizens, and local businesses, organizations, schools and sport groups walk in the parade. At night, we have a barbecue and fireworks. We also have our own Oktoberfest with music and a beer garden and games. They also sponsor a series of concerts in the parks in the summer," Mundell says.

Getting around Tierrasanta and San Diego County
Located in the San Diego foothills, this community is still relatively convenient to all the offerings of the city. It’s just a few minutes from Interstate 15 and about 12 miles from downtown San Diego, or about a 20-minute drive. I-15 also connects to I-8, which connects residents to attractions like Mission Beach. Those seeking public transportation will find bus stops along Tierrasanta Boulevard. With major thoroughfares like Balboa Avenue close by, residents can get to areas like Kearny Mesa, which has big box stores like H-Mart and Costco, retail stores like Target and a Kaiser Permanente Medical Center. For travel outside of San Diego County, residents can visit San Diego International Airport, which is 15 miles away. Offering residents small-town comforts while remaining close to the city, Tierrasanta has a lot to offer in the foothills of San Diego.

A peaceful community full of good people. Large military community with a good high school and excellent schools for the younger children. Convenient shopping located within the community. Next to all major highways but it is so nestled in the hills that it doesn't even seem like it.

Just moved here. Friendly people and it has everything you need. I love that I am close to the freeway, but far enough to not hear it or be affected by the traffic. Some of the best hiking trails are nearby.
