Urban residential community in Southeast San Diego
Between Emerald Hills and Alta Vista in Southeast San Diego, within a half-mile of Interstate 805 and State Route 94, Valencia Park is an up-and-coming community. Densely built modest homes surround a compact new park, and the neighborhood is well-served by trolley and bus transportation. "When Valencia Park was originally developed, they tended to have larger lots because the community was built to provide homes for professionals who worked downtown,” says Megan Beauvais, Realtor with Compass, who’s been selling homes in the area since 2004. “You have great freeway access right off a big commercial corridor, so it feels like a little pocket neighborhood in the middle of the city. Also, it's on a bit of an elevation, so many properties here have downtown views."
Starter homes from $550,000 plus $1 million two-stories with canyon views
The community is a mix of primarily pre- and post-World War II remodeled bungalows and ranch-style homes with some two-story Spanish styles with balconies. Earth-tone stucco exteriors, arched windows and porches are common. Lawns are planted with succulents and palms or dressed up in wildflowers, and others are simply grass. "Because it was initially established as a somewhat affluent area," Beauvais adds, "the lots are on the larger side for San Diego. So, there's opportunity here to fix up a home that comes with a nice-size yard."
Pricing can vary from $550,000 for a two-bedroom starter home to $1.3 million for a fourplex investment property built in the 1970s. Most of the neighborhood's ranch-style homes range from $650,000 for remodels to $875,000 for a rare new build. Some 1980s homes are situated on cul-de-sac lots that back to canyons. "In such a large county that's built on canyons, where housing is at a premium, it's always valuable to live near any undeveloped open space,” Beauvais says. “That kind of proximity will become increasingly important."
A-Grade San Diego Unified School District
Public schools are within the San Diego Unified School District, which earns an A on Niche. Most kids will start at Valencia Park Elementary within the neighborhood, given a B. Students can move on to the C-grade Knox Middle or Millennial Tech Middle, which gets a C-plus. The magnet Lincoln High gets a B-minus and employs one of San Diego's top high school football coaches, David Dunn — a former NFL pro with the Bengals, Steelers, Browns and Raiders. Dunn pilots a program where athletes read books to kids at Malcolm X Library to foster a love of reading and literacy in the community. The San Diego Academy, about a mile south of central Valencia Park, is a private, faith-based option serving kindergarten through 12th grade.
La Paz Park and nearby Martin Luther King Jr. Community Park
One of the community's latest revitalization successes was transforming an underutilized corner lot into the colorful La Paz Park in late 2022. Part of the "Parks for All of Us" initiative spearheaded by Mayor Todd Gloria, this nearly 3-acre park includes fitness equipment, ADA-compliant pathways, shady picnic areas and two playgrounds. Youth soccer, football and baseball leagues practice and play at Valencia Park, which sits between Valencia Park Elementary and Valencia Parkway. And in the southern sector of the neighborhood, a short dirt trail connects the two ends of Cervantes Avenue that meet at the Cervantes Canyon Open Space. Less than a mile east in Encanto, the 35-acre Martin Luther King Jr. Community Park features a 6-lane L-shaped pool for lessons and swim team. The park also offers tennis, pickleball and basketball courts surrounding a multipurpose sports field.
Malcolm X Branch Library is an active resource
The Valencia Park/Malcolm X Branch Library is just across the neighborhood’s northern Market Street border. This 26,000-square-foot cultural institution includes a performing arts center, public art displays and community rooms. In the Teen IDEA Lab, youth ages 12 to 18 can take technology classes to help build their employment skills.
Multicultural cuisine and Food 4 Less in Market Creek Plaza
From the heart of Valencia Park, Market Creek Plaza is only a mile northwest. This colorful collection of shops and essential services occupies a 20-acre formerly abandoned factory site. It's a neighborhood focal point, where an amphitheater periodically hosts outdoor concerts in the summer and fall. At Market Creek Plaza, culinary options include Asia Wok for chow mein and sushi or Castaneda's, specializing in fresh seafood with Mexican flair. The plaza is anchored by Food 4 Less and offers a bank, Starbucks and fast-casual chains. In the neighborhood, Jaquin Mexican Grill serves tacos and combination plates.
Plenty of bus stops, Euclid Avenue Station nearby
Valencia Park residents can walk or take the San Diego Metropolitan Transit System bus or trolley to multiple destinations, or throughout San Diego from the Euclid Avenue Station or Encanto/62nd Street Trolley Station just north of the neighborhood. Stops are plentiful within Valencia Park along Euclid, Imperial, Solola and Olvera avenues. Public transit is available for reaching the San Diego International Airport about 9 miles northwest, but it will require several short walks between stops and will take more than an hour. Driving to the airport or Downtown San Diego typically takes less than 30 minutes.
MLK Parade and Southeast San Diego Science & Art Expo
In celebration of MLK Day each January, a parade starts early in the morning at Valencia Park Elementary and heads toward Martin Luther King Jr. Community Park on Skyline Drive in neighboring Encanto. In the park, families and friends enjoy the Dr. Martin Luther King Jr. Community Festival, featuring a San Diego DJ, Kids Zone and Ground-Up Sportsfest inside the rec center. In 2024, Malcolm X Branch Library hosted the free Southeast San Diego Science & Art Expo designed to inspire interest in STEAM. Hands-on demos include the science of tortillas, a robotics playground and more.
