Silver Terrace is a sunny little neighborhood in the crook of the elbow created by two major highways that intersect in southeast San Francisco. The community is hopping, with lots of events and new restaurants coming up. Neighbors tend plots at a community garden and the athletic park is put to good use, with bright lights allowing frequent soccer matches to continue well into the evening hours. All of these draw people to Silver Terrace, but some say the weather is the best thing about it. “It is away from the wind and fog and drizzle near the ocean,” says Tim Gullicksen, a Realtor with Corcoran Icon Properties who has managed over 600 real estate transactions in the area. It’s warmer and sunnier, with more clear skies. That’s another thing people appreciate about it.”

Community comes together to grow produce and celebrate the harvest
Florence Fang Community Farm serves as a focal point for Silver Terrace. Facing a rainbow-colored row of Marina-style homes, a Caltrain tunnel runs just below the farm, which broke ground in 2014 and is now tended by 100 families and 100 more volunteers. The farm provides fresh produce in a neighborhood with few supermarkets. It's also home to the Bayview Black Farmers Program, which has a mission of growing organic food. Frequent events including artisanal tastings and harvest celebrations are held on the farm.

Lighted athletic fields stay busy into the evenings
Visitors to the Silver Terrace Athletic Fields may glimpse Highway 101 on one side and the San Francisco hills on the other. Soccer, baseball and softball teams appreciate the synthetic turf that keeps the fields in good condition for year-round sports. Stadium lights illuminate the area, which includes tennis and basketball courts and a playground. Palou & Phelps Park along Palou Avenue is a pocket park with slides and brightly colored climbing structures on a safe rubber surface for children. The expansive John McLaren Park with miles of trails, sports facilities and a lake is 2 miles away.

Colorful mix of homes in varying styles and ages
Row houses and detached homes in Silver Terrace tend to sit right up on the sidewalks; terraced backyards provide some privacy and green space. With the neighborhood developed gradually since around 1900, the ages and styles of the homes vary, and they display an array of colors, as is typical in San Francisco. Marina-style homes are common, as are 1920’s block-style homes with light Victorian and Edwardian touches. Newer homes in contemporary styles are mixed in, some with Mediterranean features. With traffic noise and a location on the city's periphery, homes are moving at a slower rate than the norm for the San Francisco market. Fixer-uppers range from about $500,000 to $900,000. Homes with major or full remodels range from around $925,000 to $1.5 million.

Lively Third Street has shops and diverse eateries
A Foods Co. sells groceries and essentials, and Silver Terrace is served by the Third Street commercial district on the eastern border of the neighborhood. Frank Grizzly’s Cali-Mex has opened a new location on Third Street. At Gumbo Social, the menu of gumbos, po’boys and soul food favorites changes weekly, and locals sit at cozy tables or line up for take-out to sample the latest offerings. JJ Fish and Chicken offers wings and fried fish for fast bites, and Mexican fare is available at Las Palmas Super Burrito and Seafood. Butchertown Coffee serves coffee and breakfast sandwiches in a cheery yellow storefront.

Middle school has rare science lab
Kids can start at Charles R. Drew College Preparatory Academy for K-5, which gets a C rating on Niche. They can continue at Willie Brown Middle School, which gets a B rating and has the only middle school science lab in San Francisco. Thurgood Marshall High gets a B-minus rating.

Three MUNI light rail stations and multiple bus stops are located along Third Street in Silver Terrace. Additional bus stops are available throughout the neighborhood.
