The Tenderloin has a reputation inside and outside of San Francisco. Historically, that’s been thanks to speakeasies and other underground hubs, while modern city-planning debates have kept it in the national spotlight. Outsiders may not know, however, that hard work, art and community services are central to the Tenderloin’s past and present, recorded by local organizations like the Tenderloin Museum. And unlike many parts of the city, this ever-changing and walkable neighborhood has remained a comparatively affordable place to rent an apartment or buy a luxury condo. From the windows of historic high-rises, you can look across the horizon to many of the Fog City’s shining cultural and commuter centers.

Lower-cost condos in central San Francisco

Apartment and condo complexes fill the Tenderloin, ranging from sleek, modern buildings to ornate towers built in the early 20th century. “The Hamilton is the Art Deco landmark of the Tenderloin. ... I bought there because at the time, it was the cheapest place in San Francisco,” says Thomas Cacciotti, a longtime resident of the Tenderloin and a Realtor with Vanguard Properties specializing in San Francisco and Palm Springs. "The weather in the Tenderloin is quite good by San Francisco standards. I can look out my window of the Hamilton on any given summer day and see a bank of fog covering the Western part of the city, while I am in complete sunshine."

Most people rent, but there are still opportunities to own. Studio and one-bedroom condos range from the upper $200,000s to the mid-$700,000s. Luxury units with a couple of bedrooms can range from the upper $800,000s to around $1.2 million. The Tenderloin has a median sale price in the lower $400,000s. That’s significantly lower than Nob Hill, Van Ness/Civic Center, South of Market and Downtown.

Close to major theaters and community-centered organizations

Walking around the Tenderloin, you’ll see tourists seeking out the best of San Francisco and residents working to build a sense of community. Hotels cluster near iconic institutions like The Warfield concert hall, American Conservatory Theater, The Curran Theatre, Golden Gate Theatre and Great American Music Hall. The Tenderloin Museum blends these two worlds. Its local history exhibits are a starting point for resident-led walking tours, and its mission includes showcasing the work of local artists. Many other local organizations put on all kinds of events, from Eid-al-Fitr street fairs to charitable drives for St. Anthony’s Foundation’s Free Clothing Program for families experiencing homelessness and poverty. “If you enjoy an urban lifestyle, enjoy walking and don’t mind some grit, it is a very, very interesting place to be,” Cacciotti says.

Walkable to employers, Muni and BART public transit

Many major employment hubs are within a 25-minute walk of the Tenderloin. “It’s walking distance to Union Square, it’s walking distance to Civic Center, it’s walking distance to the Van Ness and Polk Street corridors,” Cacciotti says. “For a person who enjoys walking, it’s unbeatable.” If you want an alternative to walking or biking on hilly city streets, you can catch San Francisco Municipal Transit Authority buses at many neighborhood stops. Every SFMTA, also called Muni, Metro Light Rail line stops at stations along Market Street. You can even catch old-fashioned streetcars on Market Street. Bay Area Rapid Transit, or BART, train stations are also nearby for longer commutes around the Bay Area.

There’s street parking all over the Tenderloin, most of which is not within a residential parking permit zone. Some condos and apartments include parking spots in nearby lots or parking garages.

Blocks from restaurants and rooftop lounges

The Tenderloin is close to several buzzy nightlife corridors and commercial strips. But just down the block, neighborhood restaurants offer diverse dining experiences for different global cuisines. Some favorites are:

  • Saigon Sandwich, a popular banh mi spot along Larkin Street’s Little Saigon dining district
  • Brenda’s French Soul Food, a hub for Creole cuisine and Southern comfort food
  • Son and Garden, a trendy New American joint known for its over-the-top floral decor
  • Pinecrest Diner, an old-school 24-hour restaurant serving homestyle classics
  • Cityscape, a cocktail bar offering sweeping skyline views from the top of the Hilton San Francisco Union Square
There are small supermarkets around the community for some household needs, but larger grocery stores are farther away in places like South of Market and Nob Hill.

Walkable to SFUSD schools

Students in the Tenderloin attend the highly rated San Francisco Unified School District. The district assigns schools using a ranked-choice system or places students in the nearest available school. Tenderloin Community Elementary School is a short walk from home and offers on-campus services like a dental clinic.

Finding greenery, parks and art in the Tenderloin

A handful of city parks and reclaimed green spaces pepper the Tenderloin’s concrete blocks. You’re close to:

  • Father Alfred E. Boeddeker Park, a basketball court and playground surrounded by murals and sculptures
  • Tenderloin Playground, a collection of jungle gym equipment and sports courts next to the Tenderloin Recreation Center
