San Francisco’s Tenderloin, known as the “TL” by locals, is known for its colorful reputation. Historically, it’s been a home for musicians and artists and a site for social movements. Before the Stonewall Riots in New York, Tenderloin was the site of the 1966 Compton Cafeteria Riot, which eventually led to the city government establishing the Transgender District in 2017, the first of its kind on the planet. The neighborhood is also home to a lower cost of living than the rest of San Francisco. “It’s an economically challenged neighborhood,” says Eli Kuo, a Realtor with Keller Williams who has been selling real estate in the Bay Area since 2005. Tenderloin is home to a rich history filled with proud people and its community has historically resisted attempts to gentrify or change the neighborhood’s identity. Today it's home to theaters, a popular Vietnamese dining district and a lively community proud to call the neighborhood home. The neighborhood also has a 7/10 score on the CAP crime index.

Living in Tenderloin
Tenderloin is mostly made up of apartments. There aren’t any single-family homes in the neighborhood, and very few condos go up for sale. When they do, prices range from $990,000 to $1.1 million. The neighborhood has a variety of architectural styles across these buildings, like Tudor Revival, Spanish Colonial and Art Deco.

Little Saigon
Little Saigon is the neighborhood’s primary culinary center, and the area is often bustling with people picking up banh-mi sandwiches or sitting down with a bowl of soup in restaurants like Saigon Sandwich. “In that way, Tenderloin is a cultural center because of the Vietnamese population that has ventured into that area,” says Kuo. The neighborhood, which has a walkability score of 98/100, also has easy access to nearby shops and restaurants on Gough Street. There are plenty of small local markets in Tenderloin, like Mid City Market and Deli or Yogi Food Market. For more heavy-duty shopping trips, Trader Joe’s is about half a mile away.

Tenderloin National Forest
Tenderloin is home to Father Alfred E. Boeddeker Park, which has a basketball court, playground and a massive mural of a treehouse. The neighborhood is also home to the Tenderloin National Forest, a park with a bit of a tongue-in-cheek name. It’s a copse of trees tucked between a pair of buildings with a small communal area. It also serves as an outdoor art space and is adorned with murals and works of sculpture.

San Francisco Unified Schools
The area is served by the San Francisco Unified School District, which has an A rating on Niche. Tenderloin Community Elementary has a C-plus rating on Niche and Roosevelt Middle School, has an A rating. Wallenburg Traditional High School has an A rating from Niche and a variety of student clubs, including Chinese culture, Girls Who Code and guitar clubs.

The neighborhood’s history is on display at the Tenderloin Museum, which takes visitors on a walking tour of the neighborhood. It’s also home to art exhibitions, hosts block parties and serves as a steward of the neighborhood’s history. It’s also close to the arts and culture of the nearby Civic Center. “One of the good things about Tenderloin is how close it is to the Orpheum Theater,” says Kuo. There are a wide variety of cultural attractions in Civic Center, like the San Francisco Public Library, San Francisco City Hall and the San Francisco Symphony.
