New development on the horizon for a historic, often looked-over neighborhood
Visitacion Valley might be one of San Francisco’s best-kept secrets. But all that could change very soon.
Tucked away in the southeast corner of San Francisco deep within the bay, Visitacion Valley – or Vis Valley as some locals call it – is a largely residential community with a few neighborhood businesses along Highway 101 and Bayshore Boulevard.
A significant part of the area, mostly between the highways, remains vacant after the shuttering of a lock factory and dumping ground a few generations ago. While redevelopment proposals have come and gone, the city and a developer are working on plans to build a mixed-use development with 4,000 homes, 6.5 million square feet of commercial space and 140 acres of park space. The first phase, which will break ground on a few hundred homes and upgrade a neighborhood light rail station, is projected to begin in 2024. “This has been in the works for like 25 years. … It’ll be a game changer,” says Russel Morine, a community advocate with the Visitacion Valley Historic Project who lives in the Little Hollywood section of the Valley. “Neighbors are mostly embracing it. There hasn’t been much negative about it, but it will change the perception about the neighborhood.”

Single-family homes for a fraction of San Francisco’s market price
“It’s a family-centric neighborhood. We mostly have single-family homes, so it’s not as dense as other parts of San Francisco,” Morine says. “Most folks here are homeowners, so we have a stable population. And we’ve always been a blue-collar neighborhood. It still is.”
Many of the area’s homes are early and mid-20th century townhomes, duplexes and single-family homes with stucco exteriors. Given that this is San Francisco, red mission-style tile roofs are common architectural features. The neighborhood is also home to the Sunnydale housing projects. Previously a U.S. Army barracks during World War II, the community’s array of low-slung apartments will soon be replaced by a mix of subsidized and market-rate homes under a public-private redevelopment project.
Home prices start at around $600,000 for a small condo or townhouse. At the top of the market, more sizable attached single-family homes can rise up to $1.5 million. While that may sound expensive, it is affordable by San Francisco standards, as the neighborhood’s average home value of $960,000 is about two-thirds of the city’s benchmark.

Neighborhood cafes and historic saloons
Leland Avenue is where most of the neighborhood’s local restaurants, cafes and businesses are located. There’s good food, coffee and goods to buy here, but a few notable and historic sites can be found around the edges of the community. Located on Bayshore Boulevard inside a historic log cabin that was previously a Western-style saloon, the A. Silvestri Company’s statue showroom has been part of the neighborhood since 1956.
Further down the road, you can still whet your whistle at the 7 Mile House, a restaurant that originally opened in 1858 as a toll gate before evolving into a pub that survived the city’s devastating 1906 earthquake and Prohibition-era law enforcement raids to become a historic and charming place to eat and gather with friends and family.
Within the neighborhood, Morine says the Mission Blue coffee house is a true community hub, where friends and neighbors gather for coffee and breakfast before going for a long dog walk or playdate at one of the nearby parks.

Neighborhood greenways and numerous amenities at McLaren Park
Within the neighborhood, residents can walk to small neighborhood parks and recreational green spaces, including the basketball courts at the Kelloch & Velasco Mini Park and the Visitacion Valley Playground between the neighborhood elementary school, the local Boys and Girls Club community center and the Visitacion Valley Branch Library.
In John McLaren Park immediately to the west of the neighborhood, friends and family gather to relax and play across the massive 300-acre park. The city’s second-largest park, its numerous amenities include playgrounds, a 3-mile loop trail, a public 9-hole golf course, a community swimming pool and a 2,000-seat amphitheater named for the late Jerry Garcia, a San Francisco native and member of the legendary rock band the Grateful Dead.

School choice in the San Francisco Unified District
Students in the community can attend El Dorado Elementary School. Located in the San Francisco Unified School District, the school gets a C rating from Niche. In the city school system, student families can apply to the secondary school of their choosing. In the Vis Valley area, nearby secondary schools include Visitacion Valley Middle School and Thurgood Marshall Academic High School. Niche gives both schools a C-plus.

Easy highway access and international flights out of SFO
With Highway 101 coursing by the community, folks can easily drive north to downtown about six miles away. Several public transit options are also available with buses, light rail and regional train service operating out of the Bayshore station. Another five miles south on Highway 101, folks can fly out of San Francisco International Airport to locations all across the country and the globe.
