College is a quiet neighborhood with a nearby college

College is a tiny neighborhood surrounded by open land and enormous mountains. It's named for Mt. San Jacinto College — established here in the 1960s — but it's not bustling like many college towns. Retirees and growing families are drawn to the community as much as students seeking their next steps. "What I notice is people like the quiet, the countryside aspect of it," says Ali Diaz, the assistant manager of one of College's senior communities. "It's a great place for young families to start building their wealth through real estate because the prices, for Southern California, are entry-level," says Susanne Hove of Keller Williams, a broker who's sold homes in SoCal for 20 years.

Properties in traditional suburbs and active senior communities

Palms and hardy desert plants line College's winding neighborhood streets, many of which are wrapped by sidewalks. One- to two-story single-family homes with forward-facing garages settle on modest lots. Some express a traditional style with vinyl siding, while others have stucco exteriors and tiled roofs. Sunrise and Country Lake are College's active senior-living communities. Country Lake is known for its manufactured homes and a fishing lake. Sunrise, which mostly has bungalows, has a central pool and spa. Prices range from around $60,000 to $120,000 for a manufactured home in Country Lake, from the low $200,000s to the high $400,000s for a property in Sunrise, and from the high $300,000s to the low $500,000s for a single-family home. The median build year is 1988. Homes sell faster than the national average, in 29 versus 46 days.

Playgrounds, pickleball courts, a golf course and a lake nearby

The Valley-Wide Recreation & Park District manages about 100 parks and community centers between San Jacinto and the nearby cities of Menifee and Hemet. There are dozens of pocket parks with playgrounds west of College, the closest being Sagecrest Park, just over 1 mile away. Roughly 5 miles east is the Soboba Springs Golf Course, which has membership options, or locals can book a tee time and pay to play. The championship golf course's country club offers a large pool and 21 pickleball courts. Diamond Valley Lake, loved by anglers, hikers and boaters, is around 11 miles away.

The high school has an aquatic center, and Mt. San Jacinto College offers multiple campuses

Students attend the B-minus-rated San Jacinto Unified School District. Clayton A. Record Jr. Elementary School earns a C-plus rating on Niche and North Mountain Middle School earns a C rating. San Jacinto High School receives a B-minus grade and has a state-of-the-art aquatic center, opened in 2019, with a 38-meter lap and polo pool. At 160 acres, Mt. San Jacinto College encompasses a hearty swath of the neighborhood. The college serves over 25,000 students across multiple campuses, including in Menifee and Temecula.

Places to get coffee, lunch and shop at popular box chains

The closest spot to grab a cup of coffee, fill the gas tank and grab lunch is on the neighborhood’s southwestern side, where West Ramona Expressway and North State Street meet. Stater Bros. Markets is around the corner for groceries. Between there and downtown San Jacinto, a roughly 2-mile distance, there are more places to dine, including the Cali classic, In-N-Out Burger. Chains from PetSmart to Home Depot and Target are within 10 miles.

The neighborhood’s connected to a major state route

College is on the edge of California state Route 79, which flows south toward the city of Hemet and north toward Beaumont. Hemet Global Medical Center is around 5 miles south. Ontario International Airport is roughly 45 miles away, or an hour's drive.

Live music on the weekends, movie nights and citywide events

The neighborhood is located within 4 miles of the Soboba Casino, Estudillo Mansion and downtown San Jacinto, all of which have their own events. Outside of gaming, locals can head to the casino's various bars for live music and cocktails on the weekends. The Estudillo Mansion — the most historic home in the city — hosts free pop-up movie nights throughout the year. Fourth of July and other citywide events are held in the downtown area.
