Spice Ranch is a small neighborhood at the edge of San Jacinto, settled at the foothills of the San Jacinto Mountains. The area is mostly filled with 55-plus communities, whose residents enjoy quick access to shopping, outdoor recreation and event areas. "The communities are wonderful to live in," says Jackie O'Gwynn, a former manager at Villa del Monte, a senior community, for 22 years. "It's not fancy living, but being able to see the mountains from your house every morning is sure enough. Residents tend to look out for each other around here, and many of them have become good friends."

Diverse housing options, from custom architecture to gated 55-plus communities
Spice Ranch has several gated active adult neighborhoods that feature manufactured homes and tract housing. Properties in Villa Del Monte and Caravana Estates were built in the mid-to-late 20th century and have undergone renovations. They have the lowest price tags in the neighborhood, selling for $60,000 to $160,000. Maravilla Estates, the newest of the developments in the 55-plus Spice Ranch, is lined with New Traditional-style residences built in the early 21st century. These sell for $350,000 and $420,000. The neighborhood's non-gated areas feature midcentury bungalows inspired by Spanish Revival architecture, ranch-style homes and the occasional contemporary custom build. Newer homes or remodeled ones usually sell between $400,000 and $520,000.

Quick access to highways and health care
Main Street and Ramona Expressway intersect the neighborhood, connecting to State Route 79. No public transportation is available in Spice Ranch, so driving is the main way to get around. Palm Springs International Airport is 47 miles east, usually an hour's drive with typical traffic. The closest general hospital, Valley Medical Center, is just south of the community.

While much of Main Street has vacant storefronts, the businesses that are open enjoy loyal customers. Located in a small yellow building, Delgado's Restaurant serves traditional Mexican dishes. Nearby Mistletoe Park is small at just 2 acres, but a popular spot for its basketball courts and the shaded playground. East of the community along the mountain foothills is Soboba Springs Golf Course, an 18-hole course open to the public that Cary Bickler originally designed. The area is also close to several hiking trails. "We're about a 20-minute drive from the trails around Mount San Jacinto State Park," O’Gwynn says. "It's worth a little drive for some of the great hiking you can do.”
