In the up-and-coming Evergreen Valley district of eastern San Jose, Ashbridge is a well-established residential community where residents live in single-family homes and have easy access to highways. This neighborhood is about 7.5 miles from downtown San Jose and 17 miles from Silicon Valley tech hubs like Mountain View and Los Altos. “This area is a little bit more remote, a little more removed from downtown,” says Kimberly Leal, a local Realtor with Keller Williams Realty Silicon Valley who has more than 20 years of experience selling homes. “There are tons of families in the area – it’s not the kind of place you find a lot of single people living alone.” Students in this neighborhood are zoned for the highly rated Evergreen School District, which is a big draw for families. Ashbridge has an overall CAP Index crime score of 2 out of 10, which is lower than the national score of 4.

Relatively affordable single-family homes
With a desirable location and relatively affordable prices, listed homes in Ashbridge only spend an average of three days on the market before they’re sold, compared to the national national average of 44 days. Most homes are midcentury Spanish-influenced and traditional bungalows and ranch-style dwellings costing between $1.3 million and $1.8 million. In the northeastern corner of the neighborhood is a pocket of two-story Spanish Revivals and Mediterranean homes built in the 1990s, ranging from $2.1 million to $3.1 million. Overall, the average cost of a single-family home in this area rests below the greater San Jose metropolitan area average, partially because of Ashbridge’s more removed location from Silicon Valley and the downtown hub: “Homes closer to the technology companies will continue to keep housing costs high,” Leal says.

Silver Creek High is a California Distinguished School
Students in kindergarten through sixth grade are zoned for one of two elementary schools: John J. Montgomery Elementary, which receives a B Niche rating, or the A-minus-rated James Franklin Smith Elementary. Primary students in the southern and western portions of Ashbridge attend John J. Montgomery Elementary, while those in the northeastern corner can head to James Franklin Smith Elementary. All intermediate and secondary students attend Chaboya Middle and Silver Creek High School, both rated A-minus. Silver Creek High is well-regarded for its rigorous academic programs and athletic facilities; the school was recognized as a California Distinguished School.

Directly across the street from Ashbridge is Silver Creek Linear Park, a nearly 54-acre outdoor space with playgrounds, sporting facilities and a walking trail connecting to the park’s Meadows Picnic Area. Athletic facilities include a basketball court, unlighted tennis courts and outdoor exercise equipment. Golf enthusiasts in this neighborhood are in luck; several state-of-the-art courses and golfing facilities are located only a few miles south. “Around this area, you’ll find a lot of golf clubs – people here really like to golf, partially because the weather is so great and courses are open year-round,” Leal says. The two closest golf clubs are the Silver Creek Valley Country Club and the Village Golf & Country Club, both of which require memberships.

Ashbridge has no shopping centers or restaurants, but residents can find all they need along the nearby Capitol Expressway, which is a mile from the neighborhood. Along this thoroughfare, locals can buy daily essentials from Target, get their weekly groceries at Sprouts Farmers Market or pick up home goods and tools from Outdoor Supply Hardware. Restaurants include several seafood eateries, such as the Boiling Crab and the Kickin’ Crab, as well as Q Pot Korean BBQ & Hotpot and Pho Papa, where patrons can browse a menu of Vietnamese noodle soup dishes.

Easy access to Route 101
Commuters in Ashbridge can take advantage of the neighborhood’s proximity to Route 101, a main regional artery extending north through downtown San Jose up to Silicon Valley. The 101 also travels south, connecting people to Santa Clara County cities like Morgan Hill and Gilroy. The Valley Transportation Authority operates bus services in this area, and residents can find stops for VTA’s Route 42 along Silver Creek Road, which borders the neighborhood. The San Jose Mineta International Airport is about 10 miles north and offers dozens of direct flights for travelers. Seven miles from the neighborhood is the San Jose Regional Medical Center, which has 24-hour emergency services.
