If you're looking for a quiet corner of San Jose, Creekside has a lot going for it. Also known as Cadwallader, this mainly residential neighborhood of established homes is defined by its welcoming, neighborly community and laid-back atmosphere. It's a convenient spot for commuters who want quick access to Highway 101, and for families who want their kids to walk and bike to school. Streets are leafy and well-kept, and nearby parks keep people active and outdoors. Day-to-day errands are also easy to run with grocery stores, restaurants and small retail centers along main roads.

Explore suburban single-family homes and a welcoming community

The neighborhood is mainly made up of detached single-family homes, ranging from three-bedroom, single-story layouts to five-bedroom, two-story homes. Most were built between the 1960s and early 2000s, but there are a handful of homes from the 2010s and 2020s. Ranch-style houses and minimal traditional two-story homes are the most common styles around; many have Spanish-inspired elements, like beige stucco exteriors and red tile roofs. Other homes have New Traditional-style architecture and color palettes. Prices typically range from $1.2 million to about $2.8 million, plus any monthly HOA fees. Some homes include membership to the Creekside Cabana Club if they fall within the associated HOA boundaries.

When it comes to neighborhood atmosphere, the community is very close-knit. "It's a very welcoming neighborhood where people can be themselves," says Rebecca Jepsen of Golden Gate Sotheby's International Realty. "People are extremely friendly and will wave while you're out walking your dog, but at the same time, there's no judgment if you want to be reclusive."

Easy access to Highway 101 and Interstate 680 supports daily commuting

Creekside is in a more suburban part of San Jose, so most people drive to get around. East Capitol Expressway and Highway 101 are the nearest major roads connecting commuters to San Jose and Silicon Valley job centers. "You're also close to Interstate 680, so you have multiple routes to get into town," Jepsen says. Public transit options include VTA buses, which stop along San Felipe and Aborn roads.

Students attend Cadwallader Elementary and a nearby high school

The Evergreen and East Side Union High school districts serve the neighborhood. Most kids attend the highly rated Cadwallader Elementary School, located in the center of the community. Where to find parks, trails and golf clubs nearby

"There's so much greenery in the neighborhood," says Jepsen. "Especially around San Felipe Road, those homes have huge trees surrounding them." Although residential streets are lush, the closest parks are just outside the community. Aborn Park, Evergreen Park and Silver Creek Linear Park offer classic amenities, like playgrounds and picnic areas. Two miles away, Montgomery Hill Park is known for its winding trail through natural grasslands, rolling hills and scattered oaks. The neighborhood is also 4 miles from Silver Creek Valley Country Club, a popular private golf course.

Nearby plazas offer supermarkets, gas stations and casual dining

A few small retail centers surround the intersection of Aborn and South White roads. You can pick up groceries at Lucky California in Evergreen Plaza or fill up your tank at Circle K. The area also has many fast casual chains and local restaurants, including:

  • Rajjot Indian Cuisine, a counter-serve restaurant serving traditional Indian fare
  • Truya Sushi, a sit-down Japanese restaurant offering sushi plates, bento boxes and poke bowls
  • Pekoe Tea Bar, a trendy bubble tea shop with an ultra-contemporary interior
  • Evergreen Panda Restaurant, a laid-back spot for classic Chinese-American dishes
  • The Crab Bay, a local favorite for Cajun seafood boils and fried fish baskets
More shopping and dining options are just outside the neighborhood along East Capitol Expressway. The neighborhood is also about 3 miles from Eastridge Center, a popular indoor shopping mall.
