Heritage is a well-established neighborhood in the Evergreen Valley of east San Jose. The neighborhood's classic single-family homes offer larger lots and more living space than similarly priced properties in some of Silicon Valley's most expensive communities. Students can walk and bike to highly rated neighborhood schools, while commuters have close access to major San Jose highways. Local parks and retail areas also support daily routines.

What homes look like and cost in this established area

Single-family homes from the late 1960s to the 1980s line the area's streets. Most are one- and two-story homes in Spanish Revival, contemporary and ranch-style designs. Some have unique architectural elements and additions, like modern-looking slanted roofs, multi-layered gables and large solar panels on the roof.

The area's median sale price is around $1.6 million, with home prices generally ranging from about $1 million to $2.3 million. "You get a lot for your money in this area," says Realtor Kimberly Leal with Keller Williams Realty Silicon Valley. "Homes here are millions less than a lot of smaller homes out in the Mountain View or Los Altos area. Homes also sell very quickly in Evergreen neighborhoods."

Students have easy access to elementary, middle and high schools

"You've got some pretty good schools around here, which is a major draw for families," Leal says. Heritage is served by the Evergreen and East Side Union High school districts. Most students attend the highly rated Millbrook Elementary School, which is in the heart of the neighborhood. Many kids walk or bike to school each day. The neighborhood is also home to Quimby Oak Middle School, which offers the Lobo School of Innovation, an award-winning project-based learning program. Evergreen Valley High School is just outside the neighborhood, also putting it within biking distance.

What commuting looks like from here to Silicon Valley jobs

The area is moderately walkable and bikeable for local errands, but "people in Evergreen neighborhoods are absolutely commuting to Silicon Valley for work at the tech companies," Leal says. Quimby and Aborn roads are the main routes in and out of the neighborhood. Both lead to East Capitol Expressway and Highway 101, two major commuter corridors for San Jose. While most people commute by car, VTA buses stop along Quimby Road, and the Eastridge Transit Center is nearby.

Local parks offer playgrounds, sports facilities and lake fun

Heritage has convenient access to a few popular parks. Boggini Park and nearby Aborn Park offer traditional amenities, like playgrounds, shaded picnic areas and sports fields. In neighboring Hidden Glen, you can explore Lake Cunningham Regional Park. People fish, boat and bike along the shoreline of the park's 50-acre lake as families enjoy the playground and picnic areas. The space also includes Lake Cunningham Action Sports Park, a skateboarding and BMX facility.

Retail options range from neighborhood restaurants to regional malls

Nearby events include summer concerts and annual festivals

Residents can attend local events in neighboring communities. Evergreen Village Square hosts the Music in the Square Summer Series, free Friday evening concerts from June to August. Lake Cunningham Regional Park is known for its annual Independence Day celebration, complete with a drone show, live music and fireworks.
