Tucked in the Evergreen foothills of San Jose, Ashbridge is a small, established neighborhood offering suburban living and a family-oriented lifestyle. Homebuyers are drawn to the area’s spacious late 20th-century homes and highly rated schools in the Evergreen and East Side Union High school districts. Another perk of the community is its quick access to Highway 101, a major commuter corridor connecting Ashbridge to the rest of San Jose. Residents also have many local parks to explore, as well as accessible commercial options along East Capitol Expressway.
What home styles and prices to expect in this community
The neighborhood mainly has single-family homes from the late 1970s and 1990s. Contemporary and ranch-style designs appear throughout the community, but Spanish Revivals are also around. Many homes have been updated over the years with renovated kitchens, modern bathrooms and newer finishes. Homes don’t often go up for sale, but the area’s median sale price is around $1.4 million. Recently, home prices have ranged between $1.2 million and $2.5 million.

“There are tons of families in the area. It’s not the kind of place you find a lot of single people living alone,” says Realtor Kimberly Leal with Keller Williams Realty Silicon Valley. Students attend schools in the Evergreen and East Side Union High school districts. Most kids start at John J. Montgomery Elementary and Chaboya Middle School before moving on to the highly rated Silver Creek High School. The school offers career technical education pathways in financial services and construction.

Key routes link the neighborhood to major job hubs and cities
Yerba Buena Road is the main route in and out of the neighborhood. Commuters have quick access to Highway 101, which connects to Interstate 680 toward Fremont and Interstate 280 toward San Francisco. East Capitol Expressway is another key route for local and regional travel. VTA bus routes run near the neighborhood, and people are a short drive from the VTA Eastridge Transit Center.

Golf, parks and trails shape outdoor life in Ashbridge
Several recreation areas are near the neighborhood. “Around this area, you’ll find a lot of golf clubs,” Leal says. “People here really like to golf, partially because the weather is so great and courses are open year-round.” In terms of parks, Silver Creek Linear Park spans over 50 acres and offers walking paths, playgrounds, sports courts and outdoor exercise equipment. The community is also near Hellyer County Park. There, you can go fishing at Cottonwood Lake, play a round of disc golf or race through the park’s Olympic-size cycling velodrome.

Restaurants and shopping hubs line the local expressway
Several restaurants line East Capitol Expressway. Most are national chains for fast food and casual dining, but some options are more local. Favorites include:
Thien Huong Sandwiches & Bakery, a popular stop for banh mi and roasted pork sandwiches
Com Tam Thien Huong, a cozy restaurant known for its broken rice dishes
Q Pot Korean BBQ & Hotpot, an all-you-can-eat spot where you can grill your own meat
Pho Y #1 Noodle House, a laid-back eatery serving authentic Vietnamese noodle soups
The expressway also has many businesses and shopping centers. People browse the aisles at Target or pick up groceries at Sprouts Farmers Market. The neighborhood is also a short drive from Eastridge Center, a regional indoor mall with over 100 stores, a movie theater and an arcade.
