Located on the northern edge of Coyote Valley in South San Jose, Avenida Espana is a small suburb known for its proximity to the 1,673-acre Santa Teresa County Park. "I’ve seen home values here skyrocket,” says Ryan Nunnally, a Realtor with Keller Williams Luxury International who’s sold homes in the area for 15 years. “People used to be hesitant to move this far south due to the commute. At first glance, some people think it’s hours of traffic, but it’s actually not that bad. The area’s become more attractive over the past few years with the option to work from home."
Santa Teresa County Park is visible from most homes in the neighborhood. “It’s a park that is very well known within the community that surrounds it,” says Ruben Suarez, a Senior Park Ranger with Santa Clara County Parks. “I’ve lived in San Jose my whole life and didn’t know about it until I became a park ranger.” The park provides lots of opportunities for residents to connect with nature and their neighbors, including guided hikes, archery lessons and interpretive programs.

Cul-de-sacs with foothill views
The grassy hills of Santa Teresa County Park rise over the rooflines of Avenida Espana’s 1970s ranch-style and split-level homes. Tree-lined streets ending in cul-de-sacs add to the park-like feel, with yards large enough for an ornamental tree, a tidy lawn and a paved driveway leading to a two- or three-car garage. Late 20th-century Mediterranean-style New Traditional homes and a low-rise apartment complex can be found in the neighborhood’s west. The median single-family home price is $1.5 million, lower than San Jose’s median of $1.6 million. A three-bedroom ranch can start at $963,000, while a five-bedroom split-level can cost $1.8 million. A 2-mile drive to U.S. Highway 101
Santa Teresa Boulevard is the main road through Avenida Espana. U.S. Highway 101 and state Route 85 are 2 miles north, connecting to Morgan Hill, 10 miles southeast, and downtown San Jose, 13 miles northwest. The Valley Transportation Authority (VTA) light rail’s Santa Teresa station is 2 miles away, and the regional Caltrain’s Blossom Hill station is 4 miles northwest. Rent a plot at Laguna Seca Community Garden
The Paseo Espana trail passes behind the neighborhood’s cul-de-sacs, connecting the playground at the 1-acre Avenida Espana Park to the Laguna Seca Community Garden, where residents can rent a garden plot and flex their green thumbs. Santa Teresa County Park’s 17 miles of trails are popular among cyclists, hikers and equestrians, and residents can book picnic sites for birthday parties and other gatherings. The public Santa Teresa Golf Club in the park has a par-71 course and driving range. At the Bernal-Gulnac-Joice Ranch, history lovers can learn more about the area’s agricultural past through educational programs and guided tours. Nearby houses of worship include New Creation Church and St. Stephens-in-the-Field Episcopal Church.

The Santa Teresa Village and Bernal Plaza shopping centers have several retail and dining options. Locals can start the day at Regal Bagel, serving New York-style bagels with flavors like jalapeno and pesto cheese. Khunying Thai is the go-to takeout spot for Thai favorites like pad see ew and Panang curry. For a light lunch with mountain views, the Santa Teresa Golf Club’s Bar & Grill has deli sandwiches, burgers and salads. National chains like Starbucks and Bonchon are also nearby. Residents can refresh their wardrobes at Ross Dress for Less, and grocery options include Grocery Outlet and Lucky.
The Music on the Hill summer concert series
During the Santa Teresa Golf Club’s Music on the Hill free summer concert series, residents can bring lawn chairs or a picnic blanket to the club’s outdoor pavilion and enjoy local bands each Thursday night from June through October. The golf club also hosts the annual San Jose City Championship each May, where amateur golfers can compete for a crystal trophy.
Wildfire risk in Santa Teresa County Park
Avenida Espana is close to high-risk wildfire areas, including the Diablo Range to the northeast. Residents here are advised to have an emergency plan, and they may see smoke and ash during active wildfires. The last major wildfire was in 2020 when almost 400,000 acres burned in the Diablo Range over 46 days. Santa Teresa County Park will occasionally have controlled burns; these typically last for a couple of days and are closely monitored.
