Suburban homes in Avenida Espana

Neighborhood streets are lined with trees, creating a peaceful, suburban setting, and houses usually have landscaped lawns and small gardens connecting to sidewalks. Ranch-style homes built in the 1970s and newer New Traditional homes dominate the market. They typically sell from $1.4 million to $2 million. “It’s the affordability,” says Astha Mathur , Realtor at Compass with over 15 years of experience. “Single-family homes here are still going to be more affordable compared to areas closer to downtown. It’s a little bit more commute from the tech hubs, but you get affordability.”

Getting around San Jose and Silicon Valley

Santa Teresa Boulevard is the main road through Avenida Espana. U.S. Route 101 and state Route 85 are 2 miles north, connecting to Morgan Hill and downtown San Jose. The neighborhood is about 15 miles from San José Mineta International Airport and is 25 miles from Sunnyvale. For public transit, locals can hop on Valley Transportation Authority (VTA) buses to get around the city, and the VTA light rail has connections to downtown. The regional Caltrain’s Blossom Hill station is about 5 miles away. All these commuting options have drawn homebuyers. "I’ve seen home values here skyrocket,” says Ryan Nunnally, a Realtor at Keller Williams Bay Area Estates. “People used to be hesitant to move this far south due to the commute. At first glance, some people think it’s hours of traffic, but it’s actually not that bad. The area’s become more attractive over the past few years with the option to work from home."
