Laidback living in the suburbs of South San Jose

Cahalan is a suburban San Jose community tucked away between the Almaden Valley and Blossom Valley districts in the city’s southside. The neighborhood is made up of midcentury homes, a manufactured home park for seniors, an elementary school and a YMCA. Its location puts it in the outskirts of the city, but commuting is made easier by State Route 85, about a mile away. “It’s quiet, it’s safe, it’s not congested, but it’s still very convenient to the 85,” says Realtor Johnny Heckenberg of Coldwell Banker Realty, who has been working in San Jose for nearly 20 years.

Midcentury homes and a mobile home park for seniors

Cahalan’s single-family homes were built in the 1960s and ‘70s. Ranch styles and Traditional homes are the most common home designs here, owing to their popularity at the time of their construction. “Homeowners in this area take a lot of pride in ownership. You drive through and you’re like, ‘Wow, these homes are really well-kept,’” Heckenberg says. Villa Teresa Mobile Community, a senior living community of manufactured homes, sits along the neighborhood’s western edge. Except for larger roadways that skirt the edges of the neighborhood, the streets are typically quiet, free of through-traffic and lined with leafy Chinese Pistache and palm trees. Single-family home prices range from $1.4 million to $2.3 million, while manufactured homes sell for between $400,000 and $550,000. “It’s a little further to commute to the big tech companies, but you can get more for your money here,” Heckenberg says.

Residents can walk to a community park and a YMCA swimming pool

Cahalan Park is a small, leafy park on Cahalan Avenue with tall stands of trees that shade its playground, meadow and sport courts. South Valley YMCA is a few blocks away and offers residents an indoor gym and an outdoor swimming pool for the hot South Bay summers. Almaden Lake Park is about a mile east. Its blue waters are surrounded by walking paths, benches and picnic areas. Also nearby is the Boulder Ridge Golf Club, a private golf course and wedding venue with stunning views of the Santa Cruz Mountains. The neighborhood’s proximity to the countryside also makes it more susceptible to the impacts of wildfires, although recent fires have largely been contained to nearby rural areas.

Shopping and dining are just a short drive from home

Within the neighborhood, residents can swing by Cahalan Square Shopping Center to fill up on gas, pick up snacks at a 7-Eleven convenience store or pick up pizza from Dominos. But most prefer to head over to Blossom Hill Drive for shopping and dining. There, residents can grab groceries at Whole Foods, Trader Joe’s and Costco, or peruse the apparel shops of Westfield Oakridge indoor shopping mall. The mall also has a movie theater, a Target and an array of restaurants to choose from. Sanraku is a local favorite for sumptuous sushi, sake and Japanese flavors.

There’s an elementary school in the neighborhood

Allen At Steinbeck Elementary School is within the neighborhood, putting it within walking distance for kids and parents. It gets a C-plus rating from Niche. The next steps are B-plus-rated Castillero Middle School and B-rated Gunderson High School. In addition to its AP and honors courses, Gunderson High also has a well-rounded Career Technical Education program for students who want to learn a trade that contributes to their high school credits.

Cahalan is about 3 miles from the intersection of the Almaden Expressway and State Route 85, putting it within easy reach for local commuters.
