Homebuyers searching for a relaxed corner of south San Jose often find their way to Canoas, a neighborhood that blends suburban living with everyday convenience. Strong local schools, established single-family homes and nearby parks help keep demand high. The community is also close to shopping centers with popular restaurants. Commuters have a longer trek to Downtown San Jose than people living farther north, but drivers are still around the corner from major Silicon Valley corridors, like state Route 85.
Ranch-style homes make up much of the Canoas market
Single-family homes from the mid-1960s and 1970s line most suburban streets. Ranch-style architecture is a staple of the area, but you'll also see New Traditional two-story homes around. Many properties have been updated over the years with remodeled kitchens, vaulted living rooms and wide-plank flooring. Prices generally range from $1.1 million to $1.9 million, and on average, homes sell after about 20 days on the market, less than the national average of around 55 days. The neighborhood also has a few clusters of attached condos and townhouses. Units don’t often come up for sale, but prices typically range within the $800,000s, plus monthly HOA fees.
Canoas Creek runs through the neighborhood and is prone to flash floods. As a result, some homeowners have flood insurance.

San Jose public and private schools draw families here
The San Jose Unified School District serves Canoas students. "The schools are a big draw here," says Realtor Johnny Heckenberg of Heckenberg Realty. "They're good enough that it keeps the property values high." Older students can attend Gunderson High, which offers special electives in media arts and production, fine arts, film studies and performance arts. Nearby options for private and charter schools include Apostles Lutheran School and Discovery Charter School's Falcon campus.
How residents commute to downtown San Jose and beyond
"Canoas is a bit more affordable than if you were a few miles north of here because the commute is a little longer," Heckenberg says. "But it's also not as congested as neighborhoods north of Blossom Valley." The fastest way to get around is by car, and Blossom Hill Road and Santa Teresa Boulevard are the main routes through the area. State Routes 85 and 87 are direct lines to downtown San Jose, 8 miles away, and other Silicon Valley job hubs. For local errands, people who don’t want to drive can bike or catch a VTA bus

Cahalan Park and other green spaces support outdoor recreation
For outdoor recreation, Cahalan Park has tennis and basketball courts, playgrounds and a ballfield for Little League practices. At Foothill Park, you can enjoy hilltop views of the valley or hop on a regional trail stretching all the way to Santa Teresa County Park. Almaden Lake Park is a short drive or bike ride away, offering a lakeside trail, picnic areas and bocce ball courts.

Shopping hubs like Sunrise Plaza offer popular restaurants
Plenty of businesses are in Sunrise Plaza and Cahalan Square shopping centers. You can pick up groceries at Chavez Supermarket, browse the aisles at Dick's Sporting Goods or grab a bite to eat at a local restaurant. Popular dining options include:
