Chaboya is a modern residential suburb in the Evergreen Valley district outside of San Jose’s city limits. The Diablo Range foothills border the neighborhood, offering miles of outdoor recreation and overlooks with unobstructed views of the city. Flanked by cypress trees and palm bushes, two-story Spanish Revivals are Chaboya's most common housing style. Most properties here – along with the rest of the Evergreen district – were built in the late 1990s and have features like clay tile roofs and beige stucco facades complimenting the neighborhood’s sidewalk-lined streets. Paved driveways and attached garages are common, although street parking is also available. Single-family homes range from approximately $1.7 million to $3.1 million, while townhomes and condo units in the neighborhood’s Jasmine Heights community cost between $950,000 and $1.3 million. “The home prices draw a large number of buyers here because it’s relatively affordable compared to other places with desirable school districts like Cupertino or Los Gatos,” Mody says. Home listings in Chaboya last an average of 13 days on the market, compared to the national average of 44 days.

High marks for the Evergreen School District
Evergreen Montessori Preschool is an early learning institution in Chaboya that accommodates children ages 18 months through kindergarten. For kindergarten through sixth grade, students can attend Tom Matsumoto Elementary, which receives an A-minus rating from Niche and sits within the neighborhood along Cortona Drive. Just down the road is Chaboya Middle, another A-minus-rated school serving grades seven and eight. Secondary students can head to the A-rated Evergreen Valley High School, which offers specialized performing arts and STEM electives. Directly south of the neighborhood is Evergreen Valley College, a public community college that offers dozens of majors organized into six Career Academic Pathways.

Walking paths connect neighborhood parks
Paseo Lorenzo and Paseo Chaboya are two paved walking paths weaving through the area and connecting neighborhood parks. At Chaboya Park, residents can enjoy an outdoor picnic on a wide lawn while kids run around on the playground. Across the street is Yerba Buena Lake, which is lined by additional paved walking paths. At the edge of the neighborhood near Falls Creek Drive, Paseo Chaboya transitions into the Montgomery Hill Trail, which leads out into Montgomery Hill Park, a local hiking area covering approximately 8 acres of land. In the Diablo Range foothills, residents can find miles of additional hiking trails, such as the Dutch Flat Trail, which leads to a scenic overlook and picnic area.

Less than a mile from Chaboya is Evergreen Village Square, a shopping center where people buy groceries and daily essentials at Walmart Neighborhood Market and browse discounted household items at Dollar Tree. Curry Pizza House and Sophie’s Mediterranean Grill are popular restaurants in the shopping center. “There are also some small strip malls in the area that have recently started popping up with lots of different restaurants,” Mody says. “Over on San Felipe Road, you have a bunch of newer developments and dining options.” Along San Felipe Road, approximately 2 miles from the neighborhood, is a small shopping center with eateries like Le Boulanger, a gourmet bakery and café serving breakfast favorites and coffee; next door is the Funny Farm Restaurant, where patrons can enjoy American fare either on the indoor booths or outdoor patio seating. On the opposite end of the shopping center is the family-owned Iguana’s Burritozilla, a quirky counter-serve Mexican restaurant first established in San Jose in 1994.

Entrance to Route 101 is 4 miles away
There are no highways or busy roads lining Chaboya, which keeps things quiet. The entrance to the nearest major thoroughfare, Route 101, is approximately 4 miles from the neighborhood along the Capitol Expressway. Once they’re on the 101, commuters can drive into downtown San Jose or merge onto Interstates 680 and 280, the two beltways that wrap around the city. Interstate 280 leads west towards Silicon Valley and major tech employers, while Interstate 680 heads east and travels up to Fremont and the East Bay area. The nearest Valley Transportation Authority bus stops are located along Ruby Avenue, less than a mile from the neighborhood. The San Jose Mineta International Airport sits just above the downtown area and is a 13-mile drive away. The nearest hospital, San Jose Regional Medical Center, is a 10-mile drive north and offers 24-hour emergency services.
