Explore late 1990s and early 2000s homes with consistent style

Single-family homes here are largely from the late 1990s and early 2000s. Most homes have one to two stories, and contemporary and Mediterranean design influences appear throughout the area, giving residential streets a unified look. The neighborhood also has several HOA-managed townhouse and condo complexes clustered near the foothills. Single-family homes tend to cost between $2.5 million and $3.4 million, while townhouses and condos range from the $900,000s to $1.3 million, plus monthly HOA fees. "The home prices draw a large number of buyers here because it's relatively affordable compared to other places with desirable school districts, like Cupertino or Los Gatos," says Aliya Mody, a longtime Evergreen Valley resident and Realtor with Intero Real Estate.

Top-rated elementary and middle schools are close to home

Chaboya is part of the Evergreen and East Side Union High school districts. Students attend the highly rated Tom Matsumoto Elementary and Chaboya Middle, both of which are inside the neighborhood. Many kids can walk or bike to school. The neighborhood is also next door to the public Evergreen Valley College.

Longer commutes are typical, but major freeways are nearby

Residents mainly commute by car since the nearest job centers are at least 10 miles, or 30 to 40 minutes, away. "Personally, I don't care that it's a longer commute to work every day, because when I drive home, I'm driving home to paradise," Mody says. Capitol Expressway is a direct link to Highway 101, which connects to North San Jose, Interstate 280 toward Downtown San Jose and Interstate 680 toward Fremont and the East Bay.

Neighborhood paths and parks make it easy to get outside

Paved walking paths like Paseo Lorenzo and Paseo Chaboya wind through the neighborhood, connecting to local parks. Chaboya Park is a central spot for picnics or after-school playdates. Across the street, people walk and bike along the paths circling Yerba Buena Lake. For a more rugged hike or bike ride, Montgomery Hill Park offers trails through natural grasslands nearby.

Evergreen Village Square offers shops, restaurants and services

One of the nearest shopping centers is Evergreen Village Square. This popular walkable hub offers a variety of businesses, including:

  • Major retailers like Walmart Neighborhood Market and Dollar Tree
  • Restaurants like Sophie's Mediterranean Grill, Evergreen Coffee Co. and Curry Pizza House
  • Service providers like Great Clips, Club Pilates and Polished Salon
"There are also some small strip malls in the area that have recently started popping up with lots of different restaurants," Mody says. "Over on San Felipe Road, you have a bunch of newer developments and dining options."
