Cherrywood is a small suburban enclave in the greater Berryessa area of San Jose, known for highly rated schools and relatively lower housing costs compared to other parts of Silicon Valley. “Prices out of Cupertino can go up to $6 million or $7 million. Here, we still have the top-ranked schools with the affordability of $2 million homes,” says Tabatha Luiza, a longtime Berryessa resident and local Realtor with Keller Williams Silicon Valley. Those who still commute to the major Silicon Valley employers also benefit from direct access to Valley Transportation Authority light rail and Interstate 680.

Midcentury ranch-style homes with some newer townhouses and condos

Single-family homes, mostly dating to the 1960s and ‘70s, include single-story ranch-style homes and midcentury modern properties. Homes sit close together and don't have large yards, but there is usually enough space for a small plot of grass or a backyard pool. Some streets end on cul-de-sacs, and most homes have a driveway for off-street parking. Properties typically range from $1.1 million to $2 million, though turnover is generally low. As Berryessa has grown, thanks in large part to the sought-after schools and relative affordability, more higher-density housing options like townhouses and condos have been developed into the 21st century. Townhouses with three or four bedrooms usually range from $1.3 million to $1.4 million, while two- and three-bedroom condos can range from $600,000 to $1 million.

Community-oriented schools with high ratings

Many highly rated schools are in the area, including Ruskin Elementary School, Sierramont Middle School and Independence High School, all of which contribute a lot to the Berryessa community and earn an A-minus rating from Niche. “Everyone here is very community oriented,” Luiza says. “When they say it takes a village, there’s always that next person who helps with the football team who will pick up your kid if you need. We still have the tight-knit values of taking care of each other.” Sierramont Middle offers after-school activities such as cross-country, puzzle club and the Youth Act community service group. Independence High includes the Space Technology Engineering Academy Magnet program, which allows students to take career technical electives for college credit and join after-school robotics programs. The school also has popular athletic programs like football, basketball and volleyball.

Shopping plazas and fast-casual restaurants on Berryessa Road

Several small shopping plazas are found along Berryessa Road on the neighborhood’s south end, anchored by chain stores like Safeway and dd’s Discounts. Local businesses in the area include several bubble tea shops and fast-casual restaurants like Pho San Jose, which serves Vietnamese food. Frank & Furter’s Handcrafted Hot Dogs, a local chain, is known for their unique specialty hot dogs and milkshakes. There’s also a Costco and a Target within 2 miles.

Nearby playgrounds, walking paths and tennis courts

Penitencia Creek Park, to the south, has picnic areas, playgrounds and walking trails around the park’s central pond. A central gathering space flanked by two schools, the park is also home to the Berryessa Community Center and the Berryessa Farmers’ Market, which is held every Saturday. To the north, Cataldi Park has more walking trails, tennis courts and pickleball courts.

Commuters have access to Interstate 680 and the light rail

Downtown San Jose is less than 10 miles away, and Interstate 680 borders the neighborhood for easy highway access. Valley Transportation Authority operates local bus routes and the Orange Line light rail, which runs through Cherrywood along North Capitol Avenue. Regional Medical Center is a few miles south, and San Jose Mineta International Airport is about 5 miles away.

The Berryessa Art & Wine Festival is held annually

The Berryessa Art & Wine Festival is held nearby every May at the Berryessa Community Center. The large outdoor vendor fair features all sorts of local artisans, businesses and food trucks.
