Upscale, suburban living in San Jose’s Crossgate neighborhood
Crossgate is a midcentury subdivision in south San Jose with wide, tree-lined streets, landscaped lawns and sought-after views of the Santa Cruz Range mountains. The neighborhood is anchored by a highly rated elementary school, several beloved local parks and a swim club. “Crossgates Swim Club and the swim team are a big part of the community. It brings all the families together in the summertime. It’s a great way to get involved,” says Realtor Brad Gill, owner of NextHome Lifestyles and a longtime south San Jose resident. The neighborhood is part of the Almaden Valley, an area of the city’s southern outskirts nestled beneath the redwood- and oak-covered hills and mountains west of the city. “Almaden Valley is where the countryside meets suburbia. It’s the gateway between our beautiful rural landscape and the fast-paced lifestyle of Silicon Valley,” Gill says. “I grew up there and I still love it.”

Crossgate offers well-maintained midcentury ranch-style homes
Constructed during the 1960s and '70s, the neighborhood features a wash of modestly sized ranch-style homes. Lot sizes are typically around 8,000 square feet, so residents have plenty of room for landscaping; gardening; and, in some cases, backyard swimming pools. Its streets and cul-de-sacs are lined with sidewalks and mature trees that burst with color during spring, summer and fall. Prices range from $1.7 million to $2.5 million, putting it slightly above the city’s median home price. More than 50 years after its construction, Crossgate’s high prices point to its continued popularity. Safety is also part of the appeal — the neighborhood gets a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.
