Edenvale is a large south San Jose neighborhood known for its variety of homes, outdoor recreation and commuter-friendly location. The area's architectural styles and housing options appeal to a wide range of buyers, from first-time homeowners to growing households and professionals. Commuters have great access to major transportation routes, from Highway 101 to a Caltrain station. Expansive parkland and local retail corridors also support daily routines, offering places to shop, dine and play.

Spanish Revivals, condos and manufactured homes span wide price range

Residential streets primarily offer single-family homes. You'll find a variety of architectural styles, from smaller ranch-style homes to two-story New Traditionals and Spanish Revivals. Some subdivisions have split-level homes that accommodate the area's rolling hills. The community also offers condos, townhouses and manufactured home communities, some of which are age-restricted. Homeowners associations usually manage these communities and may require monthly dues.

Single-family home prices typically range from the low $800,000s to around $1.9 million. Condos and townhouses don't often come onto the market, but manufactured homes usually sell between the mid-$100,000s and the upper $500,000s. "This area attracts a range of buyers, from first-time owners and growing families to executives or career-minded individuals," says Samuel Spinella, Realtor with Intero Real Estate Services. "San Jose and Silicon Valley have shown a higher appreciation for homes when homeowners decide it's time to sell."

Many students live near Edenvale Elementary School

The Oak Grove and East Side Union High school districts serve the neighborhood. Kids usually start at Edenvale Elementary School, which is within walking distance of many homes. Older students head to Oak Grove High School, which offers career pathways in biotechnology, marketing and culinary arts.

Commuters rely on two highways, VTA buses and a Caltrain line

Although the neighborhood is quite suburban, the area still has strong access to major corridors and destinations. "Neighborhoods like this offer more connection than you might expect," Spinella says. Edenvale has direct access to Highway 101 and state Route 82, which lead commuters to Downtown San Jose job centers and major interstates. Many VTA bus routes run through the area, and people can catch the Caltrain at the nearby Blossom Hill station.

Through traffic is usually low in the neighborhood, but noise and congestion can increase around state Route 82 and Highway 101, especially during rush hours. School pickup and drop-off traffic around Edenvale Elementary School can also impact the area.

Neighborhood and county parks offer trails, sports courts and fishing

The community has a variety of recreation areas. At Great Oaks Park, you can hit the skate park, play a game of pickup basketball or stroll around the walking track. Across the highway, kids play on the playground at Edenvale Gardens Regional Park while friends play pickleball or picnic together. Other nearby hubs include Martial Cottle Park and Hellyer County Park. The latter offers nearly 180 acres of parkland along Coyote Creek. It has hiking and biking trails, Cottonwood Lake for fishing, a popular disc golf course and an Olympic-size cycling velodrome.

Local restaurants and shopping centers line state Route 82

Edenvale has a variety of dining options along Monterey Road. You can get something to eat at these spots:

  • Ocean Delight, a family-owned restaurant serving gourmet Chinese dishes and dim sum
  • Caminos de Michoacán, a colorful eatery offering Mexican classics and micheladas
  • Mountain Mike's Pizza, a laid-back spot for freshly made pies and Italian-style appetizers
  • Panaderia Rosas, a Latin-style bakery and snack shop known for its sweet breads, tamales and tortas
Many retail options are also nearby. Large shopping centers along Blossom Hill Road and Capitol Expressway offer national retailers, grocery stores and chain restaurants.

Local parks occasionally host events for the community. Edenvale Gardens Regional Park is usually the hub for seasonal events, after-school recreation programs and casual gatherings. Each June, Danna Rock Park hosts Make Music Day, a picnic-style celebration with live performances by local musicians.
