Homebuyers choose Hayes for its convenience and variety
Hayes is a residential neighborhood in south San Jose that combines suburban living, outdoor recreation and easy commuter access. Homebuyers are often drawn to the area's diverse housing choices, from single-family homes and townhouses to condos and manufactured homes. Kids live close by to their assigned schools, and commuters have access to major highways, light rail lines and Caltrain service. Expansive green spaces like Martial Cottle Park keep people active, while nearby shopping and dining destinations support daily needs. The community takes its name from the Hayes Mansion, a grand historic estate that now operates as a hotel and event center in the neighborhood.
What buyers can expect to pay for diverse homes in Hayes
Most of the neighborhood offers single-family homes from the 1970s and 1980s. Common architectural styles include contemporary, Spanish Revival and ranch-style houses, as well as one-story homes with midcentury modern design elements. The area also has many apartments, manufactured homes and HOA-managed condos and townhouses with shared amenities and private parking.
The neighborhood has more renters than homeowners, but buyers can find plenty on the market. "The community attracts many young families and first-time home buyers," says Samuel Spinella, Realtor with Intero Real Estate Services. Detached single-family homes typically range from $1.1 million to $1.8 million, while condos and townhouses sell between the upper $500,000s and $1 million. This excludes monthly HOA fees and annual dues. Manufactured homes are usually the least expensive option, ranging from the $200,000s to the low $500,000s.
Many homes have Spanish Revival-style red tile roofs.

Hayes is quite commuter-friendly. The community borders state Route 82 and Capitol Expressway, and drivers have quick access to state Routes 85 and 87 and Highway 101. All of these corridors connect to job hubs and major highways around the Bay Area. Public transit options include bike lanes and VTA bus stops along main roads, as well as nearby light rail stations on the VTA Blue Line. Commuters can also catch the Caltrain at the Blossom Hill or Capitol stations.

Outdoor recreation is a core part of daily life here. "Talk about life-play balance — Hayes is very attractive with the beauty of the hills and walking trails nearby," Spinella says. At nearly 300 acres, Martial Cottle Park preserves the region's agricultural history through its active 4-H farms and educational spaces. More than 3 miles of paved multiuse trails loop the park's perimeter, and picnic areas offer spots to take in the open views. People rent plots at the Rusty Areias Community Garden or learn more about agriculture at the UC Master Gardener Education Center. For more active recreation, Edenvale Gardens Regional Park has courts for pickleball, tennis, sand volleyball and basketball. A playground, shaded picnic areas and a historic site round out the park's offerings.
