Morrill is an established neighborhood in the North Berryessa area of San Jose known for its suburban homes, convenient location and outdoor recreation. Buyers are typically drawn to the community by its renovated mid- to late 20th-century houses, condos and townhomes. The area has quick access to scenic parks, trails and open-space preserves in the Diablo Range foothills, which keep people active year-round. Commuters are a short drive from major corridors and public transit options, and students attend highly rated schools. Along with ample shopping and dining nearby, Morrill appeals to a wide range of homeowners.

Morrill homes range from renovated ranch-style homes to condos
Most of the neighborhood consists of single-family homes from the 1960s and 1970s. Ranch-style homes on generous lots are the most common option, but New Traditional and Spanish Revival two-story houses are also available. Many properties have been fully renovated with modern finishes, updated plumbing and new HVAC systems, while others pair original hardwood floors with kitchen and bathroom upgrades. Three- and four-bedroom floor plans are typical, and backyards offer plenty of space for covered patios and in-ground pools. Prices usually range from $1.2 million to $2 million. "It's a great area for first-time homebuyers," says Realtor Alana George with Intero Real Estate Services.
The neighborhood also has several condo and townhouse complexes along Landess Avenue. These often cost between the $700,000s and $800,000s, plus monthly HOA fees to cover community maintenance, insurance and some utilities.
Ranch-style homes often have wide driveways and neatly landscaped lawns.
Some two-story homes have Spanish Revival details, like red roof tiles.

Interstate 680, light rails and a BART station support commuting
Commuting is straightforward here. "You're close to thoroughfares and public transit, so it's an easy commute for those working in the big tech companies in the area like Cisco and Adobe," George says. "A large percentage of our population also works in the engineering industry, with major employers nearby on the northside of town." Interstate 680 and Montague Expressway connect drivers to much of the greater Bay Area, and several VTA bus routes run through the neighborhood. People are also about 2 miles from the nearest VTA light rail station and Milpitas BART station.
Commuters use Interstate 680 to reach Silicon Valley job centers.

Outdoor activities range from park playdates to foothill hiking
Morrill sits near some of San Jose's largest natural areas. "The East Foothills are just east of the community and are full of parks and hiking areas," George says. Check out Ed R. Levin County Park, which has everything from campsites and trailheads to an off-leash dog park and the Spring Valley Golf Course. In the Sierra Vista Open Space Preserve, you can hike, bike and even ride horseback through the Diablo Range foothills. Inside city limits, Berryessa Creek and Penitencia Creek parks offer playgrounds, ball fields and walking paths. Penitencia Creek's path connects to Alum Rock Park, which has miles of canyon trails, ranging from level creekside paths to steep switchbacks.

Shop and dine along busy local corridors and at Great Mall
Several shopping and dining options are next door to the neighborhood along Landess and Morrill avenues. You can grab groceries at Seafood City Supermarket or Target Grocery, pick up prescriptions at Walgreens or dine at a variety of chain and local restaurants. Favorites include:
