How Northside blends quiet living with central access

Northside is a historic San Jose neighborhood known for its early 20th-century homes, friendly neighbors and easy commuter access. Its central location keeps people connected to Downtown San Jose and Silicon Valley, but the area still has a relaxed, community-oriented atmosphere. Most streets are quiet, and many residents are within walking or biking distance of popular parks, schools and Japantown's restaurant scene. There are also many small businesses around the community and local events to explore.

The neighborhood has classic homes and newer infill construction

The neighborhood mainly offers single-family homes from the turn of the 20th century, although some date to the mid-1900s. You'll see many original Victorians, Spanish Revivals and Craftsman-style homes next to compact bungalows and ranch-style houses. Several duplexes and larger multifamily homes with similar architecture are also around. Newer infill development has brought more contemporary housing, apartment buildings and condo communities into the area. "The area is up-and-coming," says real estate broker Rob Roham with Compass. "It's improving, and it's one of the few more affordable sections of town."

Why Northside draws long-term renters and buyers

Over 70% of residents are renters, but Realtor Lizzeth Flores with Infinite Real Estate Group says that doesn't mean people are moving in and out of the community often. "A lot of homes that have been held by investors for generations, and many tenants have been here for 25 or 30 years," she says. "Properties don't sell as often, but now when they do come to the market, we are seeing more buyers who want to live in the homes instead of investors." Prices are a major factor driving new homebuyers to Northside. Condos often sell between the upper $500,000s and the low $800,000s, while single-family and multifamily homes start in the low $800,000s and end around $1.7 million. "The appreciation and the property values are robust," says Realtor Olympia Pistalu with Compass. "People are more willing to stretch their budget to get into the single-family market like this."

Commuters have quick access to downtown San Jose and major highways

Northside is very well-connected. "It's near a lot of high-tech companies for employment opportunities, and it's in such a centralized location near the freeways and the airport," says Jackie Walker, Realtor with Christie's International Real Estate. The neighborhood borders Highway 101 and East Santa Clara Street, which connect commuters to state Route 87, downtown San Jose and Interstate 880. "You have very easy access to South Bay and the whole Silicon Valley," Roham says. The area also has a light rail station on Second Street and VTA bus stops, but people generally rely on cars to get around.

Most residential streets are quiet and have low traffic. Noise levels become more noticeable near major streets and highways, but it's unlikely you'll get stuck in standstill traffic. "Some streets are more transited, like 13th Street, but there isn't a lot of congestion, just a constant flow of cars," Flores says.

Green spaces like Backesto Park anchor local recreation

The neighborhood has a few popular green spaces, but "Backesto Park is definitely the community hub," Pistalu says. "You drive by on any Saturday, and there's all kinds of things going on." The park has a large playground and several athletic fields for soccer, football, volleyball and tennis. It's also home to the Northside Community Center. At Watson Park, you can watch youth leagues play soccer, picnic on the grass or let pets run around the dog park.

Northside is home to several small businesses. Most are locally owned restaurants, like:

  • Checo's Restaurant, a colorful Mexican restaurant with indoor and outdoor seating
  • Rollo's Donuts, an old-fashioned café serving hot coffee, breakfast sandwiches and fresh doughnuts
  • Chiaramonte's Deli & Sausages, a nearly 100-year-old community staple for Italian sandwiches
  • Pepper Tales, a sit-down restaurant offering authentic Indian cuisine
Parts of Northside are also within walking or biking distance of Japantown, a popular dining corridor specializing in Asian and Hawaiian fare. If you're looking for major retailers or grocery chains, you'll have to drive to downtown San Jose or Berryessa.

Students can attend San Jose public schools or local private options

The neighborhood is zoned for the San Jose Unified School District. Northside also offers two private schools. St. Patrick School serves kindergarten through eighth grade, while South Bay Islamic School teaches prekindergarten through 10th grade. The school district places students based on their address, and families can apply to magnet and specialty programs at other schools, as well as request intradistrict transfers.

Annual events and block parties bring neighbors together

The community hosts a handful of annual events. One of the most popular is the Backesto Flea Market, which takes place every August. Crowds browse artisan stalls and local food vendors set up around Backesto Park. The following month, artists create colorful murals while live music plays at the Luna Park Chalk Art Festival. "There's also a lot of block-by-block camaraderie," Pistalu says. "Each street will host its own block party, and association members will go door to door asking people if they want to participate in the annual holiday lights display."
