Most of the neighborhood has single-family homes from the 1960s and 1970s. Ranch-style homes are common, and many have been updated with refreshed kitchens, new flooring and modern finishes. Prices generally range from the upper $700,000s to about $1.2 million. On average, homes spend around 16 days on the market, much less than the national average of about 55 days. The neighborhood also has a cluster of manufactured homes near Reid-Hillview County Airport, which usually cost between the mid-$300,000s and the mid-$400,000s.

Parks like Lake Cunningham Regional Park have playgrounds and trails

Several parks are near the community. Spots like Welch Park have traditional amenities, like playgrounds, ball fields and a dog park. The standout option, though, is Lake Cunningham Regional Park on the other side of East Capitol Expressway. There, you can boat on Lake Cunningham, hike around the shoreline or picnic around the park. It also has Lake Cunningham Action Sports Park, a large skate park with various ramps, bowls and box jumps.

Eastridge Center hosts festivals, markets and special events

Eastridge Center hosts many events throughout the year. Most are special events that don’t occur annually, but the mall is establishing a few staple celebrations. These include:

  • TREBA Night Market, a two-day outdoor market with food vendors, artisans and live performances
  • SouthBay SummerFest, a multi-day festival in August with carnival rides and live music
  • San Jose Book Festival, a one-day event highlighting local authors, bookstores and publishers

Reid-Hillview County Airport is in the neighborhood, which can raise concerns about overhead noise pollution. However, Webb says that the airport doesn't see a lot of traffic and doesn't serve commercial airlines. Additionally, the airport is scheduled to close by 2031.

Excess noise and traffic congestion are more likely to come from major routes, like Highway 101, or popular destinations, like Eastridge Center.
