The wide, tree-canopied streets in Rancho Santa Teresa are lined with sidewalks and tall lampposts. Renovated townhouses from the 1990s are in the northwest corner of the area in communities like The California Grove and The Greens at Palmia. These two to three-bedroom properties have stucco exteriors and cost between $800,000 and $1 million. Folks can expect to pay around $375 in monthly HOA fees, which cover maintenance of common areas and amenities like pools and tennis courts. Single-family homes in Rancho Santa Teresa were built around the 1970s and sit right next to each other not far from the pool and tennis courts. The neighborhood’s HOA, called the Rancho Santa Teresa Swim Tennis Club Association, is pretty relaxed. “This is probably the best possible HOA for homebuyers,” Jacopi says. “Our fees vary, but we are about $45 a month. There are rules and regulations, but they’re light on them. If you want to paint your house pink, we’ll let it slide.” Ranch-style homes with gabled roofs and wood frame construction have rock-landscaped front gardens and tiny back patios. Prices for these homes typically range between $1 million and $1.4 million. Mediterranean-style split-level and new traditional homes are gathered toward the southern portion of the community. These houses range between $1.5 million and $2 million, and have well-manicured lawns shaded by oak and acacia trees and two-car garages. The area is served by the East Side Union High School District—one of 25 in San Jose, according to Niche. Kids can begin at Santa Teresa Elementary, which offers kindergarten through sixth grade, and continue to Bernal Intermediate for seventh and eighth grade. Both schools earn a B from Niche. Downtown San Jose is 12 miles north via California State Route 85, which travels along the neighborhood’s northern border. U.S. Route 101—also known as the Pacific Coast Highway—is a few miles east of the area and connects to several other California cities like San Francisco and Santa Rosa. Residents can also access the Santa Teresa Light Rail Station to get to other parts of the city, and Valley Transportation Authority buses make stops on Santa Teresa Boulevard, which runs east-west in the neighborhood. Jacopi says traffic here isn’t much busier than the rest of San Jose. Many people drive to get around, but streets like Cottle Road and Curie Drive have bike lanes. The neighborhood is home to Rancho Santa Teresa Swim and Racquet Club—one of the largest cabana clubs in South San Jose. Residents can cool off in the outdoor pool, play a game of sand volleyball or take tennis lessons on one of the club’s nearby courts. Its year-round swim team, the South Valley Stingrays, and its summer youth team, the Santa Teresa Sea Otters, also practice at the five-lane pool. George W. Page Park has a playground and an open, grassy area with walking paths encircling it. Santa Teresa County Park hugs the southern border of the neighborhood and has over 1,600 acres of green valleys and forests. Within the park, visitors can play at the 18-hole Santa Teresa Golf Club, practice shooting at the public-use Black Mountain Bowmen Archery Club or hike on more than 17 miles of unpaved paths. Its Norred Trail curves past towering valley oaks and sycamore trees. Every Saturday, neighbors venture to the Santa Teresa Farmers’ Market for locally grown produce, fresh honey and jam. Costco Wholesale is another grocery option a few miles north. Within the community, locals hit up Bernal Plaza for retail stores like Ross and Staples, and nearby Santa Teresa Village shopping center has the salon, His and Hers Hair Bar and several fast-food chains. Located on Santa Teresa Boulevard, Flames Coffee Shop is a popular spot for breakfast, and Hankki House serves Korean dinner staples. South Valley Stingray swim meets draw a large crowd to the Swim and Racquet Club throughout the year, Jacopi says. Every year, the club hosts a Fourth of July celebration with a DJ where kids can play a water balloon toss game, win prizes and sip root beer floats. In September, residents head south to Bernal-Gulnac-Joice Ranch for La Fuente, a celebration of Hispanic Heritage Month that honors Hispanic families’ history with the Santa Teresa Spring; for centuries, Spanish descendants drew from the spring to herd cattle, water fields and take care of their communities, and La Fuente is a chance to reflect on this history. Attendees listen to live music, share stories and perform traditional Mexican folklorico dances near the ranch’s old wooden barn and pasture.Protecting homes against wildfires
Rancho Santa Teresa’s dry climate and proximity to the wildland-urban interface make it especially prone to burning during California’s wildfire season from June to late October. The city of San Jose recommends homeowners create a buffer between their property and any surrounding vegetation by using gravel or non-combustible mulch. The city also advises keeping a 72-hour emergency supply kit with water, medications and a radio.
