Diridon Station is San Jose’s major Silicon Valley transit center

Saint Leo's is home to the San Jose Diridon Station, a major rail depot and bus transit center for Santa Clara County and the Silicon Valley. The station offers VTA light rail, Caltrain, Amtrak and ACE train service all in one place. At the station's bus plaza, you can catch Amtrak Thruway, Greyhound, Monterey–Salinas Transit, Santa Cruz METRO or VTA buses. For commuters who don't drive, this is one of the most transit-accessible spots in San Jose.

The station is in the process of expanding. Diridon Station will be redesigned to include Bay Area Rapid Transit service, and it will become a stop on the California High-Speed Rail line. These are highly anticipated and welcomed additions to both the neighborhood and city, but residents should know that ongoing and future development may mean years of construction disruption, traffic repatterning and noise pollution. These projects are expected to extend into the mid-to-late 2030s.

Early 1900s homes meet modern condos here

"Saint Leo's stands at the intersection of San Jose's past and future," says Realtor Andy Sweat of Keller Williams Bay Area Estates. He notes that the neighborhood initially supported rail infrastructure growth and the Del Monte cannery in the early 1900s. "Many of its homes were built between 1910 and 1930, reflecting the needs of workers who lived within walking or biking distance of their jobs," he says. Historic housing is found in the western portion, and newer construction is in the east, next to the expanding Diridon Station. These one-story homes usually have bungalow, Craftsman, Spanish Revival or ranch-style architecture. Closer to the train station, there are contemporary condo and townhouse communities from the early 2000s, as well as several apartment complexes. Sweat says that buyers here want to be part of the city’s growth and still own a home with character and history. "It’s not just about the house. It’s about being connected to what San Jose is becoming."

How pricing and limited inventory shape the local housing market

While the neighborhood has more renters than owners, the buyer market still stays competitive due to the area's limited inventory, historic architecture and transit access. The area's prices are also a selling point. "Relative to other San Jose neighborhoods and suburbs, this area is less expensive," says Michael Kenyon, a Bay Area native and Realtor with Compass. "There's a big appeal to being in a downtown city area with a more affordable price point." Condos and townhouses usually range from the upper $700,000s to around $1.3 million, while historic homes cost between $1.1 and $1.6 million.

Walkable routes and highway access also support daily commutes

The neighborhood may revolve around public transit, but there are more ways to commute than just by train or bus. Many people walk or bike to downtown San Jose to work, visit a museum or watch a hockey game at the SAP Center. Drivers have quick access to state Routes 82 and 87 and Interstates 280 and 880, which connect to the rest of San Jose, Santa Clara County and the Silicon Valley, home to thousands of tech employers.

What to know about high-activity areas and parking permits

Most residential streets are moderately quiet and have low traffic. However, people living near rail lines, The Alameda or the SAP Center will hear noise from passing cars, trains and crowds. Traffic can also get congested in these areas, which impacts commute times and access to the neighborhood.

Living near high-activity areas also brings up questions about parking. Around the neighborhood, public lots fill up quickly, and parking on main roads is limited to one or two hours for most of the day. But within the community, many homes have small driveways, and street parking is prohibited except by permit in many areas. Each household is entitled to unlimited resident permits, plus two guest permits, though you may still have to do a lap or two in the evening to find a spot.
