Besides its natural beauty, another notable benefit that lures homebuyers to Silver Leaf is its competitive home prices compared to Silicon Valley neighborhoods to the north. “Buyers know they will get more value for their investment in Silver Leaf,” says James Do, Realtor with Momentum Realty and a lifelong resident of San Jose. “But they also like the conveniences that Silver Leaf offers. Lowes, Target and Costco are all within a five-minute drive, as are a bunch of great restaurants.”

In addition to Silver Leaf’s natural beauty, it boasts five parks. Silver Leaf Park welcomes runners, walkers, and little ones heading to the playground. Raleigh Linear Park offers basketball courts, paved walking paths and a tennis court surrounded by tall Cypress trees.
Just two miles south, but well worth the trip, are the rolling hills of Santa Teresa County Park, with more than 1,500 acres of preserved nature offering spectacular views of the valleys below. Hikers enjoy secluded pathways throughout the hills. The park also offers picnicking, archery, and equestrian staging areas. Santa Teresa Golf Club is a public 18-hole course with a driving range and a casual grill to enjoy after a good round on the links.

Homes of varying styles are competitively priced compared to northern counties
Silver Leaf is an attractive and highly walkable neighborhood. Residents walk and run in the early mornings before the day heats up, and local parks feature morning yoga and T’ai Chi. Tidy single-family homes are inspired by the contemporary designs of modern California architecture, with gabled and clay tile roofs highlighted with bright paint colors and small but well-landscaped front yards. Three-bedroom condominiums have recently sold from $1,110,000 to $1,180,000. Single-family homes have recently sold from $1,200,000 to $1,560,000. Silver Leaf also features small mobile home communities, including Village of the Four Seasons, with prices ranging from about $275,000 to $395,000. The average home price in Silver Leaf is about $1.3 million. As of early April 2024, the average home sale closed in 10 days.

Viva Parks is an initiative started in 2015 by the San Jose City Council to improve the quality of life through free and public events in San Jose parks. Events include games, arts & crafts, local bands, health & wellness resources, and movie nights. Public schools and nearby universities draw students from Silver Leaf
Students in Silver Leaf can attend public schools in the Oak Grove Elementary School District, which has a C-plus grade. Rita Ledesma Elementary and Bernal Intermediate both earn a B grade from Niche. Oak Grove High earns a B-plus grade from Niche and offers strong college prep courses.
