With views of the Santa Cruz mountains, Silver Leaf sits at the southeast corner of San Jose, about 15 miles from downtown. The neighborhood has a mix of industrial, commercial and residential sections, surrounded by major commuter routes connecting to Silicon Valley’s tech hubs. Homebuyers like the area for its many housing options, and for its competitive home prices compared to the more central neighborhoods in the north.

Homes of varying styles are competitively priced

Silver Leaf has many housing options. Single-family homes fall between $1 million and $1.5 million. Condos and townhouses start in the upper $500,000s and the $900,000s, respectively, and can reach around $1.4 million. More than half of the people here rent their places, and people can check out the area’s apartment complexes. Some subdivisions have monthly HOA fees, covering recreational amenities and utilities like landscaping. “This area offers more affordability than neighborhoods farther north,” says Therese Jarrouche, owner of Success Realty with over 20 years of experience. “It has a very convenient location, with freeways, lots of shopping centers and nice restaurants.”

Silver Leaf has many parks and recreational options. You can go to:

  • Ramac Park, which features a sports field, tennis courts and playgrounds
  • Silver Leaf Park, which has play areas for toddlers and older kids
  • Raleigh Linear Park, offers a dog park, paved walking paths and sports facilities

Shopping and dining choices are plentiful and close to home in Silver Leaf

Silver Leaf has plenty of city amenities. Businesses and big-box stores are on Cottle Road, including Target, Safeway and Petco. Village Oaks shopping center has some restaurants and stores, and there are more dining spots along Monterey Road. Kaiser Permanente San Jose Medical Center is directly south of the area.

Public, charter and private schools draw students from Silver Leaf

Young students in Silver Leaf can attend public schools in the Oak Grove Elementary School District, including Bernal Intermediate School. Oak Grove High is in East Side Union High School District, offering Advanced Placement courses. Both school systems have intradistrict and interdistrict transfer options. “Many families also consider private and charter schools,” Jarrouche says. Alternative options include Stratford School, a highly rated private STEM academy, and the charter high school, Summit Tahoma.

“The big commuter train that connects to San Francisco runs off Route 82,” Jarrouche says. “So even people who work in the Bay Area consider buying homes here.” People can get around by:

  • State Route 85 and U.S. Route 101, connecting to Silicon Valley’s tech hubs and the Bay Area
  • Valley Transportation Authority buses and light rail
  • The regional commuter train Caltrain, for access to San Francisco
  • San Jose Mineta International Airport, about 15 miles away
