Himes higher in elevation and a short commute downtown
About a mile and a half southeast of Downtown San Luis Obispo, Arlita sits at the base of High School Hill, providing some homeowners higher in elevation with coveted views of the west. “You can get really good views of both Bishops Peak and San Luis Mountain,” says Michelle Braunschweig. While homes in the hills come at a premium, Braunschweig notes that view homes here are more affordable than those to the north because residents are slightly farther from downtown amenities. Even still, residents are a straight shot to the heart of the city and are also close to some of SLO’s most popular greenspaces, making the area popular among everyone from families with children to retirees.
More affordable view homes than those to the north
Homes date as far back as the early 20th century, though buyers can also find homes built within the past few years. “When you’re up on the hill near Flora Street, Sunset Drive and Parkland Terrace, you’re in an area where your home is potentially going to have really nice views overlooking the city to the west,” says San Luis Obispo resident Erik-Berg Johansen, a Realtor with Richardson Sotheby's International Realty.
Smaller single-family homes on average-sized lots start at around $1 million, while similarly sized homes on half-acre lots with views range to $1.5 million. Further up into the hills, buyers can find custom homes with views on lots over an acre starting closer to $2 million, while those with sprawling floor plans can go for over $3 million. Lower in elevation, modest apartment-style condominiums range from $450,000 to $700,000, while larger townhouses with private entrances and attached garages start at around $785,000 and go up to $850,000.
Proximity to nearby hiking trails and community parks
About a mile and a half north, hikers can access the trailhead for High School Hill. The steep trek to the top is nearly 3.5-miles out-and-back with an elevation gain of 1,100 feet, offering a birds-eye view of the city. To the west, Terrace Hill Open Space offers a much shorter, less dramatic hike with an elevation change of 110 feet. Just south of there, Sinsheimer Park has a sprawling playground for kids with a zipline and three towering, multi-story slides. Residents can enjoy cookouts at the barbeque area, enjoy the disc golf course, and play tennis and sand volleyball. At the Sinsheimer Park Baseball Stadium, the San Luis Blues host weekly summer games. Half a mile east, Johnson Park has a playground of its own, and residents can shoot hoops or take the bike trail from one end to the other. Between the two parks, the SLO Swim Center has an Olympic-sized outdoor pool.

On the neighborhood’s west side, Effren’s San Luis Obispo is a local favorite for authentic south-of-the-border fare and micheladas. Just west, the newly opened Duncan Alley is a collection of wineries, breweries and coffee shops in a renovated industrial complex. Ancient Owl Beer Garden & Bottle Shop hosts rotating food trucks and DJs on Fridays, and live music on Saturdays. El Lugar Wines is an intimate space serving wines from the SLO and Santa Maria Valley region, specializing in pinot noir. Kreuzberg California is a favorite for coffee and everything from breakfast burritos to burgers. Locally sourced, organic groceries are about a mile north of there at SLO Food Co-op. For an eclectic array of locally owned shops and popular chain retailers, residents can head downtown.
Learning in the highly rated San Luis Coastal Unified District
The neighborhood is zoned for San Luis Coastal Unified School District, which Niche ranks as San Luis Obispo County’s top school district and gives an overall A rating. Students can attend the A-minus-rated Sinsheimer Elementary and the A-rated Laguna Middle. San Luis Obispo High also receives an A and enables students to enroll in career courses in fields ranging from education, childhood development and family services to information and communication technology.
Easy access to Downtown SLO events
With vendors, live music and local cuisine, The Downtown SLO Farmers Market attracts thousands of visitors each Thursday night. Also downtown on Friday evenings during the summer, Music in the Plaza hosts performers of all genres.
A mile from Highway 101 with access to bus stops
Johnson Avenue runs through the neighborhood’s west side, giving residents direct access to downtown. State Route 227, known locally as Broad Street, is about a mile west; South Street leads about a mile west from there to Highway 101. Laurel Lane is lined with SLO Transit bus stops, connecting riders with stops throughout the city. Dignity Health’s French Hospital Medical Center is about a mile north on Johnson Ave, and the San Luis Obispo County Regional Airport a few miles south on Broad Street with nonstop flights to major hubs throughout the west.
