About 6 miles southeast of Downtown San Luis Obispo, unincorporated Edna sits in the heart of the Edna Valley wine region, which is famous for its Chardonnay, Pinot Noir and Syrah. “The main draw for Edna is that you can find estates with acreage and farming opportunities,” says area resident Erik Berg-Johansen, a Realtor with Richardson Sotheby’s International Realty. “Here you can have vineyards, avocado orchards and livestock on your property." Edna's location is also a plus. “This is a very nice pocket with an easy commute north, south or west,” says San Luis Obispo resident Kate Hendrickson, a broker associate with Better Homes and Gardens Real Estate Haven Properties. “It only takes like 5 minutes to drop into Pismo Beach, and you’re also only a hop, skip and jump away from Downtown San Luis Obispo and Arroyo Grande.” Berg-Johansen also notes that buyers appreciate Edna’s immediate proximity to the San Luis Obispo Country Club. “Being able to have a 10-acre property with a vineyard and a 5,000-square-foot home with a pool, while also being able to become a member the country club, is really like paradise for a lot of people.”
Luxury vineyard and horse properties on acreage
Edna's sprawling custom estates date between the late 1980s and late 2010s, with prices that range from around $2 million to $5 million, depending on their acreage. “Edna Valley is our wine country closest to San Luis Obispo, so it's really the only place that close to the city where you can get vineyard properties on 10 acres,” Hendrickson says. Many homes have their own private outdoor swimming pools and tennis courts, as well as horse stables, massive barns and oversized garages for RV parking. According to Berg-Johansen, Edna's housing inventory is very low, and the local homes that do sell rarely hit the public market. "There's definitely a decent number of private sales to family, friends and acquaintances,” Berg-Johansen says.
Bordered by the San Luis Obispo Country Club with a short commute to SLO community parks
Just west at the San Luis Obispo Country Club, members can enjoy 18 holes of golf and an outdoor swimming pool, as well as tennis and pickleball. Five miles north in San Luis Obispo, the 5-acre Islay Hill Park offers tennis, basketball and sand volleyball courts, as well as paved trails that are popular with dog walkers. The Islay Hill Open Space, set just south of the park, offers a short but steep hike to the peak of Islay Hill, for a bird's eye view of Edna Valley.
Dozens of wineries and easy access to Downtown SLO for shopping and dining
Some of the Edna Valley’s most popular wineries are right in Edna. In the community’s north end, Edna Valley Vineyard is renowned for its Chardonnay, and its back patio offers sweeping views of the coastal foothills. To the south, Claiborne and Churchill Winery specializes in dry Riesling, Gewürztraminer, and Pinot Gris; visitors are welcome to enjoy their tastings in the outdoor garden, and even bring a picnic lunch.
Residents can pick up groceries at the Vons just north on State Route 227 (known locally as Edna Road), and more shopping and dining is found 5 miles northwest in Downtown San Luis Obispo. Locally owned eateries downtown include the upscale Novo, which serves brunch, lunch dinner and cocktails on its creekside patio, and Giuseppe's Cucina Rustica, a local staple for its wood-fired pizzas and house-made bread, sauce, pasta and gelato. Local boutiques include Ambiance for women’s clothing and Junkgirls for antiques, while chain retailers include Anthropologie and WIlliams-Sonoma.
Zoned for the county’s highest rated school district
Edna is zoned for San Luis Coastal Unified School District, which Niche rates an overall A and names the best school district in San Luis Obispo County. Local kids can start school at the A-minus-rated Los Ranchos Elementary, which is just east of the country club. North in San Luis Obispo, both Laguna Middle and San Luis Obispo High earn A ratings. At the high school, students can enroll in a variety of career and technical education courses, in fields ranging from performing arts to engineering and architecture.
Proximity to Downtown SLO events and museums
Edna residents can enjoy the events and museums in Downtown San Luis Obispo. The Downtown SLO Farmers Market is held every Thursday year-round, featuring local produce and food vendors, as well as live music. On Friday evenings during the summer, downtown’s Mission Plaza hosts Music in the Plaza, the largest free concert series on the Central Coast. Downtown museums include the San Luis Obispo Museum of Art, which showcases paintings, pottery and photography by regional artists, and the San Luis Obispo Children’s Museum, which offers a variety of interactive exhibits.
A car-dependent community with access to State Route 227
State Route 227 (Edna Road) runs north-south along Edna's west side, leading about 7 miles south to Highway 101 and Arroyo Grande. Edna is bordered east by Orcutt Road, and both Orcutt and State Route 227 lead 5 miles northwest to Downtown San Luis Obispo. San Luis Obispo County Regional Airport is about 3 miles north on State Route 227, with nonstop flights to major cities throughout the West. “The airport is a big draw for some people in the area,” Hendrickson says, “but we definitely disclose that you may hear planes taking off or landing.” Dignity Health’s French Hospital Medical Center is about 6 miles northwest, in San Luis Obispo.
