Accessibility to both the city and wine country
About 3 miles southeast of Downtown San Luis Obispo, suburban French Park is the gateway to the Edna Valley wine region. According to area resident Kerry Sansone, a Realtor with Compass, French Park used to feel slightly disconnected from downtown activity, but the recent development of the Righetti Ranch master planned community just north has brought a lot more activity to the area. Because of the neighborhood’s southern SLO location, it’s zoned for the highly regarded Los Ranchos Elementary, which sits next door to the San Luis Obispo Country Club. “In San Luis Obispo we have such low inventory, so most people in any given price point are looking all over the city," Sansone says, "but if people really want their kids to go to Los Ranchos Elementary and they don’t have the ability financially to be in the country club or in Edna Valley, then they're looking here." According to Arroyo Grande resident Cindy Blankenburg, team leader at Blankenburg Properties with eXp Realty who sells in the area, the neighborhood’s access to parks and walking trails is also a draw for buyers. “A lot of neighbors know each other and see each other out on the walking trails or at the parks," Blankenburg says. "There’s a nice community feeling.”
French Park is just down Broad Street from the vineyards of Edna Valley.

Walking paths, community parks and hiking at Islay Hill
The neighborhood is anchored by 10-acre E.A. French Park, which has courts for basketball, tennis and pickleball. “The park's had a rejuvenation of popularity and interest because of the new pickleball courts,” Sansone says. “It’s become a hub for residents in the area to play pickup games.” There's also a playground for kids and a barbecue area with plenty of seating for family reunions and birthday parties. The park is lined with walking trails that connect to 5-acre Islay Park just east, which includes a playground, tennis and basketball courts of its own, and a sand volleyball court. Residents can enjoy additional walking trails here that wind through Islay Hill Open Space at the base of the park; a short, steep hike to the peak of Islay Hill offers panoramic views of San Luis Obispo and Edna Valley.

One of SLO’s newer neighborhoods prior to recent development
Homes here were built between the 1980s and the early 2000s. “Until recent years, these homes were relatively new construction by San Luis Obispo standards,” Sansone says. “Now it's looked at as more established.” While several new developments have been built since, including Righetti Ranch just north, they don’t tempt every buyer. “A lot of people prefer French Park to the newer developments because it has larger lot sizes, mature trees and wider streets with sidewalks on both sides,” Sansone says. “People who buy in the newer neighborhoods also have added costs on their tax bill for city improvements, and French Park does not.”
Buyers can find single-level, split-level and two-story new traditional homes here, many with either Craftsman or Spanish-style architectural details. Homes also have prominent garages for two or three cars. Smaller homes start at around $1 million, while those closer to 3,000 square feet, with plenty of upgrades, range to $1.8 million. Modest, single-level condominiums have attached garages and floor plans ranging from around 900 square feet to over 1,300 square feet; prices range from roughly $700,000 to $900,000, depending on size and upgrades.

Local eateries and grocery shopping near Edna Valley wineries, with plenty more options downtown
On the neighborhood’s north end, Marigold Shopping Center has a Vons grocery store, a CVS and a Big 5 Sporting Goods. Local eateries here include Shalimar for traditional Indian and Pakistani cuisine, and Kumi Ko for authentic Japanese food and a sushi bar. Just west of the neighborhood, residents can enjoy handhelds and house-made brews and whiskeys on Rod & Hammer’s dog-friendly patio. Nearby are several Edna Valley wineries like Tolosa, known for its Pinot Noir and Chardonnay. For retail therapy, Downtown SLO has an eclectic array of local boutiques, as well as popular retailers like Pottery Barn and Anthropologie.

A popular neighborhood for those looking to send their kids to Los Ranchos Elementary
Students can attend schools in the San Luis Coastal Unified School District, which Niche gives an overall A rating and names as San Luis Obispo County’s top school district. Los Ranchos Elementary, Laguna Middle and San Luis Obispo High all earn an A grade. In addition to highly regarded academic and athletic programs, San Luis Obispo High is renowned for its performing arts academy; staging shows since the 1920s, it's SLO’s longest-running theatre program.

Close to the popular Downtown SLO Farmers Market
Residents are a few miles from popular downtown events. For instance, every Thursday evening, the Downtown SLO Farmers Market attracts thousands of visitors with tons of local vendors and live music.
A main transportation artery near the railroad and the airport
State Route 227, known locally as Broad Street, borders the neighborhood to the west, providing easy access to downtown. Highway 101 is about 3 miles west, and Dignity Health’s French Hospital Medical Center is a few miles north. San Luis Obispo County Regional Airport is just west on the other side of Broad Street. “It’s not a huge airport, but you’ll hear planes coming and going,” Blankenburg says. “My clients who live there have never said anything about it, but if you’re noise-sensitive, you may want to be aware.” The Union Pacific Railway borders the neighborhood to the east, and there’s an Amtrak station a few miles north. “People who live along the tracks will hear the train pass through,” Sansone says. “But San Luis Obispo is such a small area that you’re going to have influence from the tracks or airport no matter where you are.”
