Just a mile south of San Luis Obispo's downtown core, Higuera is within walking and biking distance of an array of locally owned shops and restaurants, and popular local events. This proximity makes the neighborhood highly desirable to potential buyers. “Anything that’s close to downtown is on a premium,” says area resident Steve Murphy, a sales associate at Century 21 Hometown Realty. Higuera's proximity to several parks and greenspaces also makes it desirable among residents of all ages, as does its proximity to both Highway 1 and Highway 101, which run concurrently with one another here and provide convenient commutes to major California hubs, including popular coastal destinations like Pismo Beach and Avila Beach about 10 miles southwest and Los Angeles 200 miles southeast.

Multi-unit properties and older homes with upgrades
Higuera is mostly made up of single-story ranch-style and bungalow homes from the early 20th century, though buyers can also find two-story builds. Because of the age of the neighborhood, many of the homes have been recently renovated. "This is where a lot of investors like to buy because we have a lot of mixed-use, R-2 lots here that allow you to have two separate residences on the property," says area resident Kate Hendrickson, a Realtor with Better Homes and Gardens Real Estate. "Because there's been a lot of investment in the area, a lot of people have done improvements on some of the older homes that have been kind of neglected. So it’s a really mixed bag with housing here: You can be next door to a small, 1930s two-bedroom that hasn’t had any upgrades, or next to a really updated, multi-unit home." Renovated homes here tend to cost between $1 million and $1.5 million depending on floor plan and yard size, while fixer uppers can be found for anywhere from $625,000 to $825,000.

For a bit to eat within the neighborhood, residents can stop into High Street Market and Deli, a local staple for sandwiches, or Ascendo Coffee for baked goods, espresso drinks and teas. Popular downtown restaurants include Novo, a trendy, upscale spot with a deck overlooking San Luis Obispo Creek. Downtown is also home to locally owned clothing boutiques like French Quarter and Passport, and national chain retailers like Anthropologie, Pottery Barn and Urban Outfitters. The Madonna Plaza Shopping Center, set a mile southwest, includes Sprout’s Farmers Market and a Ralph's grocery store, as well as Kohl’s and big-box retail chains like Ross Dress for Less.

Close to downtown events and museums
Every Thursday evening throughout the year, residents can head to the Downtown SLO Farmers Market to shop for local produce and prepared foods while enjoying some live music. Every Friday evening during the summer, downtown’s Mission Plaza hosts Music in the Plaza, the Central Coast's largest free concert series. Downtown's array of museums includes the San Luis Obispo Museum of Art, which showcases work by regional artists, and the San Luis Obispo Children’s Museum, where the exhibits are both interactive and educational.
Learning in the top-rated school district in the county
Higuera is zoned for the San Luis Coastal Unified School District, which Niche rates an overall A and names the best school district in San Luis Obispo County. Students here can start at the B-plus-rated Hawthorne Elementary, then continue to the A-rated Laguna Middle. At San Luis Obispo High, which also receives an A, students can enroll in career courses in fields that range from building and construction to fashion and interior design.

Within walking distance of popular local parks
Higuera residents are within walking distance of several popular area parks. The 14-acre Meadow Park is just south, while the 3-acre Emerson Park is just a few blocks north; each park has a playground and a basketball court. Meadow Park also has a baseball field, a sand volleyball court, and tennis and pickleball courts, while Emerson Park also has a community garden and a fitness area. About a mile west of the neighborhood on the other side of Highway 1 and Highway 101, Laguna Lake Park offers a 2-mile hiking loop that connects to a network of additional trails through Cerro San Luis. The park also has a playground for kids, a sand volleyball court and popular disc golf course. Parkgoers can spend the day cooking out with friends and family at the barbeque area or bring their four-legged friends to play at the off-leash dog park. On the east bank of the small Laguna Lake, the park is also an ideal spot for paddleboarders and kayakers to launch from.

Transportation
Higuera is bordered west by Highway 101 and Highway 1. SLO Transit bus stops line streets throughout the neighborhood, providing residents with an easy commute to stops throughout the city, though bike lanes and sidewalks make it easy for those in Higuera to head downtown without a car or a bus. Dignity Health’s French Hospital Medical Center is about a mile and a half northeast. San Luis Obispo County Regional Airport is a few miles south, with nonstop flights to major cities throughout the western U.S.
