San Luis Obispo’s Los Osos Valley Road (LOVR) Creekside Area is located just a few miles south of the city’s downtown core and is regarded for its convenience to interstates, shopping and dining. “It’s a straight shot to downtown, and you have amenities all around you,” says former neighborhood resident Erik Berg-Johansen, a Realtor with Richardson Sotheby's International Realty. He notes that in addition to popular restaurants and grocery stores within the neighborhood, the Los Osos Valley Road Corridor that spans west from here offers tons of additional options.
Climate conditions play a factor in life here as well. “This whole area near the Los Osos Valley Road corridor is a little bit windier and cooler than other parts of town, and some people like that, but a lot of people prefer to be in a part of town that’s a little bit warmer with less wind.” He also adds that residents may experience traffic noise because of the area’s direct proximity to Interstate 101, though the convenience of the interstate outweighs this potential drawback for many. “It’s so easy to get anywhere from here,” he says, noting that residents particularly love the easy commute south to popular area beaches; Avila Beach is about 7 miles away, while Pismo Beach is roughly 10 miles away.

Access to grocery stores, popular retailers and an array of local eateries
Residents can pick up groceries within the neighborhood at Trader Joe’s or Food 4 Less, while additional options like Whole Foods Market, Costco and Sprouts Farmers Market are just west, along with popular retailers like Target, Nordstrom Rack and Kohl’s. The LOVR Creekside Area is home to the popular San Luis Obispo Public Market, an outdoor food court and community gathering place with an array of locally owned eateries. Here, Humble Oven serves Neapolitan-style pizza and other casual Italian fare, while California Tacos Cantina and Distillery serves specialty tacos and burritos alongside cocktails made with house-distilled agave. “The Public Market is a huge addition to the area because it’s walkable for a lot of residents,” Berg-Johansen says.
Coastal Peaks Coffee is also within the neighborhood for lattes, smoothies and breakfast sandwiches, while just east, breweries like There Does Not Exist and Oak and Otter Brewing Company serve an array of beers made in-house. Berg-Johansen anticipates that “even more cool spots will start popping up in the area” as it continues to grow with the development of the adjacent Avila Ranch housing development.

Close to Downtown SLO Farmers Market and events at Mission Plaza

Single-family and manufactured homes for a variety of budgets and lifestyles
Buyers can find single-level and two-story single-family homes that were built throughout the 1970s and 1980s, most with floor plans ranging from roughly 1,000 square feet to 3,000 square feet; pricing falls anywhere from about $650,000 to $1.3 million depending on the size and level of modern updating. “The homes here are lower in price than a lot of the homes in SLO,” Berg Johansen says. While architectural styles vary, many homes have either Mediterranean-style influence with tile roofs or Craftsman-style details, and most have attached two-car garages. Residential streets are lined with narrow sidewalks, and yards are adorned with mature trees.
The LOVR Creekside Area also has two all-ages manufactured home communities from the late 20th century and throughout the 2000s. Floor plans range from less than 1,000 square feet to over 1,500 square feet, and most go for anywhere from around $150,000 to $400,000, depending on size and renovations.

Proximity to popular community parks and hiking trails
To the north, the 133-acre South Hills Open Space offers a 1.5-mile hike to the summit of Vulture Peak for sweeping views of the city 600 feet below. Just west, the 720-acre Irish Hills Natural Reserve has a network of hiking and biking trails spanning over 10 miles, while Laguna Lake Park and Open Space has a large off-leash dog park, a disc golf course and a sand volleyball court. Kayakers, canoers and paddleboarders can access Laguna Lake from here, and hikers can take the 2-mile trail which connects to an additional network of popular trails at Cerro San Luis, known among locals as Madonna Mountain.

A bike-friendly neighborhood with easy access to major interstates
SLO Transit bus stops can be found throughout the neighborhood, connecting riders with destinations throughout the city. Downtown SLO is a straight shot north via Higuera Street on the neighborhood’s east side, which is lined with bike lanes for an easy commute by car or bicycle. According to Berg-Johansen, adventurous bikers can even ride to Avila Beach from here by heading a few miles south down Higuera Street and getting off onto Ontario Road. Bikers can access nearly 4 miles of trails here at Johnson Ranch Open Space or continue south on Ontario Street for a few more miles before reaching the Bob Jones Trail, which leads directly to the oceanfront. “It’s like a 45-minute to an hour bike ride,” Berg-Johansen says, adding that the journey will eventually be made easier with the completion of Bob Jones Trail extension, which will connect Avila Beach and SLO.
Interstate 101 borders the neighborhood to the west, connecting to Highway 1 a few miles away just north of downtown; San Luis Obispo County Regional Airport is just a few miles east, offering direct flights to major area hubs via American, United and Alaskan Airlines. Dignity Health’s French Hospital Medical Center is about 4 miles north of the neighborhood.

The neighborhood is served by the San Luis Coastal Unified School District, which is named the best district in San Luis Obispo County by Niche, earning an overall A rating.
